Position Overview
The Facilities Manager is responsible for the overall maintenance, security, and operational efficiency of all facilities at Kualoa Ranch. This role oversees facility upkeep, security operations, and emergency preparedness while managing budgets, vendor contracts, and a team of maintenance and security personnel. The Facilities & Security Manager ensures the safety, security, and functionality of all Ranch buildings and infrastructure, collaborating across departments to maintain a high standard of service and efficiency.
Key Responsibilities:
Oversee the maintenance, repairs, and daily operations of all Ranch facilities.
Develop and implement preventive maintenance programs for critical systems, including electrical, plumbing, HVAC, and generators.
Manage facility improvement projects, ensuring timely completion and adherence to budget constraints.
Work closely with the Construction, Landscape, and Properties departments to coordinate facility-related tasks and long-term projects.
Develop and manage facility budgets, ensuring cost-effective resource allocation.
Maintain compliance with building codes, safety regulations, and environmental guidelines.
Monitor and report on facility performance metrics, identifying areas for efficiency improvements.
Manage vendor relationships and contracts for facility-related services, including cleaning, repairs, and maintenance.
Lead a team of custodians and implement cleaning schedules to ensure all facilities are well-maintained.
Supervise and provide guidance to a team of facility maintenance technicians.
Security & Emergency Preparedness
Oversee and implement security measures to protect employees, guests, assets, and facilities.
Manage access control, surveillance systems, and alarm monitoring to maintain property security.
Develop and enforce security protocols for incident response, theft prevention, and emergency situations.
Create and maintain emergency response plans for natural disasters, fires, and security incidents.
Collaborate with law enforcement agencies and emergency responders as needed.
Ensure routine security patrols of the property to prevent unauthorized access and identify vulnerabilities.
Qualifications:
Education: Bachelor's degree in Facilities Management, Security Management, Construction Management, Business Administration, or a related field preferred.
Experience:
3-5 years of experience in facilities management, security operations, or a related field.
Proven leadership experience managing facility and security teams.
Technical Knowledge:
Strong understanding of building systems, including electrical, plumbing, HVAC, and generators.
Familiarity with security systems, access control, and surveillance technologies.
Skills:
Strong leadership, organizational, and problem-solving abilities.
Excellent verbal and written communication skills.
Ability to manage multiple priorities and work in a fast-paced environment.
Proficiency in Microsoft Office Suite and facilities/security management software.
Physical Requirements:
Ability to lift 50 pounds.
Frequent walking, sitting, standing, and climbing stairs and ladders.
Ability to work in harsh weather conditions and perform interior and exterior inspections.
Willingness to work outside of regular hours for emergency situations.
Salary : $90,000
