Job Summary:
The Junior Commercial Real Estate Broker will play a crucial role in supporting the growth of the company’s real estate portfolio by assisting senior brokers in identifying, evaluating, and negotiating commercial property deals. This position is designed for an ambitious self-starter looking to build a career in commercial real estate, offering exposure to all aspects of brokerage, from tenant and landlord representation to investment sales.
Key Responsibilities:
1.Market Research & Analysis:
- Conduct in-depth research on local and regional commercial real estate markets, identifying trends, opportunities, and threats.
- Analyze market data, including rent comparables, vacancy rates, and absorption rates, to provide insights and recommendations for client strategies.
- Prepare and present detailed market reports for senior brokers and clients.
2. Client Interaction & Relationship Building:
- Assist in the development and nurturing of strong client relationships through regular communication and exceptional service.
- Attend networking events, trade shows, and industry conferences to build a personal network of clients and contacts.
- Work with senior brokers to respond to inquiries, conduct property tours, and assist with client presentations.
3. Deal Support & Transaction Management:
- Assist senior brokers in all stages of real estate transactions, from listing properties to closing deals.
- Prepare proposals, property information packages, marketing materials, and lease abstracts.
- Coordinate with legal teams, property managers, and external vendors to ensure smooth transaction processes.
- Maintain accurate records of client interactions, property listings, and ongoing deals.
4. Lead Generation & Prospecting:
- Proactively identify and reach out to potential tenants, buyers, and investors through cold calling, email marketing, and social media outreach.
- Develop and maintain a database of prospective clients, tracking their real estate needs and opportunities for engagement.
- Assist in canvassing properties and developing a pipeline of leasing or investment opportunities.
5. Innovative Technology Utilization:
- Leverage cutting-edge real estate technologies (such as CRM systems, AI-driven market analysis tools, and virtual tour software) to streamline workflow and improve client services.
- Stay updated on industry trends in PropTech and propose new tools or strategies to enhance the brokerage process.
6. Professional Development:
- Participate in ongoing training and certification programs to enhance industry knowledge and stay current with state and federal regulations.
- Collaborate with senior brokers to learn negotiation strategies, financial modeling, and investment analysis techniques.
- Set personal growth goals and actively seek mentorship opportunities within the team.
Qualifications:
- Bachelor’s degree in Business, Real Estate, Finance, or a related field.
- A valid real estate license.
- 1-2 years of sales experience preferred, with knowledge or interest in commercial real estate.
- Strong analytical and problem-solving skills, with a keen attention to detail.
- Excellent interpersonal and communication skills, with a drive to network and build client relationships.
- Ability to work independently, take initiative, and thrive in a collaborative team environment.
