The Sales and Rental Manager is the property representative whose primary duties are to greet clients, handle all Sales and oversee the Rental Department. The Manager should prove to be the lead liaison between the renters of the property and the property owners. They must have rental/leasing experience in the multi-family industry, must be familiar with using computer software to perform various tasks, must have a proven track record in sales and leasing properties, excellent interpersonal skills and strong communication. Knowledge of Social Media advertising and marketing is strongly desired.

Duties And Essential Functions

- Oversee employees of the rental department
- Ensure that all vacant or to be shown units are locked and unlocked as needed and that the surrounding areas are in "model" condition.
- Report any violations of the rules and regulations that are noticed at any
- Greeting all guests in a friendly and professional matter whether by person on via phone call
- Show units to prospects and follow up on daily traffic.
- Assisting is reservations when necessary
- Close out work orders daily, weekly, monthly and follow up with residents to make sure everything has been
- Ability to apply all payments, whether it is a deposit or final payment.
- Perform a financial breakdown showing % due to owners, taxes collected and other fees
- Coordinate with the POA office about new arrivals and departures
- Take deposits on equipment, mail room keys or any other accessories that may come with sales and rentals
- Be liaison between renters and the Property Owner’s Office regarding any maintenance questions or requests
- Coordinate cleaning of all homes between rentals
- Observe precautions required to protect residents, guests and property, and report damage, theft, and found articles to
- Manage owner yearly contract – arrange grid showing when owners are using their lots and when it is available to be rented
- Conduct all business in accordance with KWPM's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
- Post and update social media advertisements and ensure maximum property
- Assist with property and resident
- Ability to understand and explain leasing and sales documents.
- Ability to sell the property's products and services to prospects.
- Ability to work a flexible schedule, including evenings and weekends.

Required Education And Experience
- High School Diploma and must have comprehensive knowledge of residential leasing and sales agreements.
- Position requires excellent leasing and closing skills; and the person must have computer skills and be organized.
- Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software.
- Must have active Florida Real Estate License
