Overview
The Acquisitions Officer will be an integral part of the team, originating real estate equity investments including development opportunities and existing assets in accordance with specified investment strategies.
We launched our real estate equity platform in the U.S. in early 2023 based on the ethos and expertise built up over the last 50 years in the United Kingdom where we have assets under management of £22 billion. We have identified key sectors of interest namely multi-family / single family housing, industrial, NNN and ESG in a real estate context.
As Acquisitions Officer, the candidate will originate, underwrite, negotiate, and close investments and may be required to source and identify new joint venture partners who meet certain criteria. The role is expected to work in collaboration on potential investments with Asset Management in build out of business plans and will be the primary underwriter and transactions.
This role is expected to involve a combination of direct investments as well as managing key partnership and third-party relationships.
Responsibilities
$160,000 - $220,000
The starting salary offer will vary based on multiple factors, including but not limited to the applicant’s education, job-related experience, skills, and abilities, geographic location, and market factors. This position is also eligible to participate in the company’s annual discretionary bonus plan. Responsibilities
- Reporting to the Head of Real Estate Equity, US and Head of Investment, Real Estate Equity US, the Acquisitions Officer will acquire assets for the firm’s NNN, multifamily, and industrial strategies
- The position will be required to maintain and develop significant broker and development contacts for sourcing/due diligence
- Originate, underwrite, negotiate, and close real estate equity investments including development opportunities and existing assets within commercial real estate; incorporating stabilized, value add, and ESG centric business plans
- Work closely with joint venture partners and manage/create relationships which will provide a consistent pipeline of suitable investment opportunities
- Source and identify direct investment opportunities which meet a variety of return parameters from core through opportunistic
- Present investment opportunities to internal stakeholders/Investment Committee
- Work with internal and external legal counsel to negotiate purchase agreement, joint venture agreements, third-party agreements
- Oversee underwriting and due diligence process for all new investments
- Provide market expertise for defined markets in the US and detailed submarket analysis
- Work closely and collaboratively with the asset management, legal, accounting, and insurance/tax
- Assist in development of formal guidelines and procedures
- Promote LGIM America culture and values.
- Bachelor's degree in finance, real estate, or related technical field
- Extensive experience in origination of real estate investments, ability to use current and new relationships to build and maintain active investment pipeline
- 10 years of investment experience working at a real estate investment company or financial services firm
- A comprehensive understanding of real estate and capital markets
- Exceptional quantitative and experience with modeling and with industry standard underwriting software (Argus)
- Excellent communication skills, both written and oral, with the ability to convey complex information clearly and concisely
- Strong organizational skills and attention to detail with the ability to manage multiple deals under tight timelines simultaneously
- Ability to work within a team environment with a high degree of collaboration and communication.
