What are the responsibilities and job description for the Property Manager position at L&M Property Management?
We are seeking a highly motivated and experienced Property Manager to oversee the daily operations of our residential properties. The ideal candidate will have a strong background in property management, excellent customer service skills, and a proven track record of success. As a Property Manager, you will be responsible for maintaining the overall appearance and functionality of the properties, ensuring tenant satisfaction, and maximizing occupancy rates. Experience in Equal Oppurtunity housing encouraged.
Responsibilities:
- Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
- Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals while staying within the confines of the various affordable housing covenants and regulations.
- Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
- Contracts with tenants by negotiating leases and collecting security deposit.
- Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services
- Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
- Enforces occupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
- Approving payment plans and tenants for eviction.
- Making sure that apartments are ready for move in.
- Approving Acceptance letters to terminate lease.
- Dealing with payments with tenants that have been rejected.
- Working with leasing agent regarding occupancy.
- Approving credits when necessary
- Approving move outs and move ins
- Informing those necessary of duties not being met for employees in which they supervise.
- Counter-sign all leases.
- Working close with Assistant Manager
- Minimum of 3 years of experience in property management perfered
- Strong knowledge of sales techniques and customer relationship management
- Proficiency in property management software such as Appfolio
- Familiarity with computerized maintenance management systems (CMMS)
- Experience in facilities management and overseeing maintenance operations
- Knowledge of LIHTC (Low-Income Housing Tax Credit) regulations is a plus
- Proven ability to negotiate lease agreements and resolve tenant issues effectively
- Excellent communication skills, both written and verbal
- Strong organizational and multitasking abilities
