What are the responsibilities and job description for the Property Manager position at L&M Property Management?

We are seeking a highly motivated and experienced Property Manager to oversee the daily operations of our residential properties. The ideal candidate will have a strong background in property management, excellent customer service skills, and a proven track record of success. As a Property Manager, you will be responsible for maintaining the overall appearance and functionality of the properties, ensuring tenant satisfaction, and maximizing occupancy rates. Experience in Equal Oppurtunity housing encouraged.

Responsibilities:

  • Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals while staying within the confines of the various affordable housing covenants and regulations.
  • Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
  • Contracts with tenants by negotiating leases and collecting security deposit.
  • Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services
  • Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
  • Enforces occupancy policies and procedures by confronting violators.
  • Prepares reports by collecting, analyzing, and summarizing data and trends.
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
  • Approving payment plans and tenants for eviction.
  • Making sure that apartments are ready for move in.
  • Approving Acceptance letters to terminate lease.
  • Dealing with payments with tenants that have been rejected.
  • Working with leasing agent regarding occupancy.
  • Approving credits when necessary
  • Approving move outs and move ins
  • Informing those necessary of duties not being met for employees in which they supervise.
  • Counter-sign all leases.
  • Working close with Assistant Manager

- Minimum of 3 years of experience in property management perfered
- Strong knowledge of sales techniques and customer relationship management
- Proficiency in property management software such as Appfolio
- Familiarity with computerized maintenance management systems (CMMS)
- Experience in facilities management and overseeing maintenance operations
- Knowledge of LIHTC (Low-Income Housing Tax Credit) regulations is a plus
- Proven ability to negotiate lease agreements and resolve tenant issues effectively
- Excellent communication skills, both written and verbal
- Strong organizational and multitasking abilities

Pay: $50,000.00 - $70,000.00 per year
