Position Summary:
The Estimator / Preconstruction Manager will prepare, lead, and present estimates and proposals and assist with preconstruction services on all project procurement types. They will also develop relationships using our estimating and preconstruction processes to promote Business Development.
Major Activities:
- Provide training, mentoring, and leadership to Interns, Estimators, and Assistant Preconstruction managers.
- Lead, develop, and complete all estimate types and meet all project deadlines.
- Perform complete and accurate quantity takeoff surveys and provide an audit trail for all takeoffs.
- Assist on the first pass at General Conditions and Margin Plan for all estimates they are lead on.
- Lead and develop self-perform estimates and provide quantity takeoff, labor, equipment, and material pricing for review by Senior and Director level staff.
- Perform quantity takeoff in both 2D and 3D environments.
- Assist in providing professional & comprehensive publications after each milestone estimate.
- Assist in “Real Time” estimating services on negotiated projects.
- Subcontractor and Supplier (Vendor/Partners) Communications
- Solicit, qualify, and analyze the pricing from subcontractors and material vendors.
- Actively recruit Vendor participation for various LSB proposals and estimates.
- Manage the process of follow-up phone calls and plan disbursement to the vendors.
- Help maintain LS Black bid solicitation software related to our existing and new vendor contact information, minority status, and union status.
- Read and interpret project specifications, drawings, geotechnical reports, Predesigns, and narratives to understand project requirements and scope.
- Participate in bid day activities, including organizing subcontractor pricing, routing bids to the correct location, subcontractor follow-up, and preparing bid forms/ Preconstruction Deliverables.
- Utilize current and past cost history, cost reports, and production rates to generate estimates.
- Participates in constructability reviews, page turns, kickoff, and strategy sessions.
- Participates in internal budget Estimate reviews and final Estimate shakeout.
- Follow Estimating / Preconstruction Core Processes as they relate to your job responsibilities and as directed by your supervisor and Directors of Preconstruction.
- Lead administrative duties for company estimating / preconstruction databases, software, and EXCEL templates that are assigned to them.
- Assist senior preconstruction staff in Target Value Estimating services.
- Identify criteria/information to be included in trade packages/scopes of work with guidance from lead preconstruction team members.
- Assist in subcontractor and supplier proposal analysis, bid leveling, and detailed tabulation completion. The Bid Leveling template and scopes of work will be completed by operations and reviewed by the Lead Estimator.
- Lead development of value analysis/engineering logs.
- Interact with clients, owners, design team partners, subcontractors, and material suppliers.
- Participate in presentations to internal management and external clients in pursuit of new work.
- Assist with providing system analysis on the structural, exterior skin, and mechanical systems.
- Review operations logistics, staging, and phasing plans to determine the cost in the estimate.
- Assist in reviewing schedule by operations to determine the correct Winter / Weather Conditions cost.
- Attend Pre-bid meetings.
- Clarify and document all questions to external and internal partners on estimates, proposals, and bids.
Other:
- Participate in subcontractor buyout process if needed.
- Review Sprints with Directors of Preconstruction to determine which ones to use.
- Engage operations and field staff to develop more economical ways to construct our projects.
- Collect historical cost information on projects and self-perform.

Qualifications
Required:
- 3-5 years of preconstruction and estimating experience
- (2) year associate degree in Estimating or Construction Management.
- Thorough knowledge of self-perform concrete, selective demolition, and general trades.
- Thorough knowledge of Unformat, CSI, and unit pricing costs.
- Strong work ethic, loyalty, trustworthiness, honesty, and team player.
- Strong written and verbal communication skills.
- Strong analytical, problem-solving, organization, and time management skills.
- Must hold a valid driver’s license.
- Ability to prioritize and multi-task within time constraints.
- Self-starter and motivated with minimal supervision.
- Strong computer skills, including Microsoft Office, database estimating software, and 2D takeoff software.
Preferred:
- Bachler’s Degree in Construction Engineering or Construction Management.
- 3D software experience on systems like REVIT or Sketchup.
- Demonstrated experience in driving productive relationships with all internal and external partners.

Location:
Office: The role is located in St. Paul at the corporate office. Requires visiting prospective contract sites on an occasional basis.
Travel: Periodic overnight travel required

Salary : $90,172 - $113,000
