Position Summary
Incumbents are responsible for performing various complex duties related to the maintenance and repair of commercial facilities, such as HVAC, refrigeration, plumbing systems, electrical systems, central heating/cooling plant equipment, as well as remodeling and construction of major renovation projects. The Skilled Trades Worker works under minimal supervision of the Maintenance Supervisor and is expected to plan, and carry out projects from start to finish. The Skilled Trades Worker is distinguished from the Maintenance Worker by having journey level skills in two or more of the trades’ areas.
Essential Functions
• Handling complex maintenance, remodeling, turnover, support service, repair, and installation duties of assigned apartments, living units or other areas to include complete project work from start to finish operating and maintaining equipment and tools associated with areas of responsibility.
• Overseeing inventory of supplies and equipment, obtaining and distributing to ensure adequate stock and functionality are maintained.
• Estimating work hours and job materials.
• Completing all work to satisfactory standards and timely completion of projects; inspecting and ensuring periodic servicing of facilities, systems, and fixtures.
• Monitoring expense and keeping costs under control.
• Performing data input and office duties in support of the computerized maintenance management system.
• Performing other duties of a similar nature or level as required.
Incumbents assigned to crafts may be responsible for:
• Framing partitions and acoustic ceiling layouts;
• Installing and/or constructing cabinets and other items associated with commercial building maintenance;
• Perform finish and trim carpentry work.
• Match existing carpentry work when needed for repair of items.
• Installing, replacing, or removing doors, locksets and windows.
• Stucco work and preparation of the area.
• Constructs, repairs, restores and installs structures such as floors, doors, walls, windows, stairways, furniture, cabinets, shelves and roofs.
Incumbents assigned to electrical may be responsible for:
• Maintains emergency power generators and fire and other alarms;
• Installs, repairs, and maintains generators, transformers, circuits, wiring, and other electrical systems and equipment in accordance with electrical codes, standards, and regulations;
• Installs, services and repairs lighting fixtures, electrical panels, outlets and wiring.
• Operates power hand tools and other specialized electrical equipment.
• Installs, repairs and services specialized electrical equipment and machinery.
• Constructs and maintains service equipment.
• Reads electrical circuit diagrams.
• Transfers primary power from one power source to another.
• Installs conductors, splices cable, builds terminations and does necessary hook-up for primary power lines.
• Serving as an electrical consultant to staff and contractors.
