What are the responsibilities and job description for the Intake Coordinator Affordable Housing position at Laconia Housing?
Laconia Housing is looking for a full-time Assistant Property Manager. The position will have involvement in multiple programs such as, HCV, LIHTC, Rural Development (RD), project based subsidy, and market rate housing.
Responsibilities include, but not limited to, Wait List Management-screening applicants, processing eligibility paperwork, updating software program (PHA-Web). Certification and Lease processing, Move out processing, etc. Maintaining applicant and tenant files using PHA-Web. Face to face and telephone interaction with prospective applicants/tenants and housed tenants. Creating monthly reports and other management and administrative duties as assigned.
Key Functions of Position:
Occupancy-
- Basic knowledge of affordable housing.
- Maintain and update waiting list in accordance with all Fair Housing Laws and LHRA policies.
- Administer resident application and eligibility process, confirming that an applicant meets our Tenant Selection Policies.
- Coordinate initial applicant certification and preparation of move-in file.
- Coordinate unit turnovers within benchmark timings.
- Instruct new residents on House Rules and Lease requirements.
- Aid site managers in lease violations.
- Schedule move-in inspections and provide information about appliances and common facilities.
- Assist Site Manager with annual resident certifications as specified in the regulatory agreements.
Record Keeping-
- Maintain and upload accurate and orderly resident and administrative files in PHA-web.
- Send out late rent notices, and balance letters.
- Assist Site Manager with day to day operational needs.
Property Management Building Maintenance-
- Maintain work order system, and filing of work orders in unit files
- Assist with maintaining high standard of cleanliness of the property.
- Perform move-in and move-out inspections as needed.
- Assist with sending out Text Em All alerts.
Apartment Property Management-
- Enforce Lease provisions and House Rules.
- Other duties as assigned.
Assistant Apartment Property Manager Qualifications-
- A minimum of one year experience in on-site property apartment management.
- Experience in affordable supportive housing preferred.
- Urgency in leasing vacant units.
- Ability to take initiate and be resourceful is a must.
- Must have the ability to work independently and as part of a team
- Strong administrative and organizational skills.
- Excellent communication skills. Ability to respond to property and tenant crisis.
- Ability to multi-task and strong attention to detail a must
- Computer skills in Word, Excel.
- Must have valid driver license, and reliable transportation
