TITLE: Maintenance Specialist
REPORTS TO: Community Director
CLASSIFICATION: Full-time; Hourly
JOB SUMMARY: to assist in maintaining a safe, clean, and attractive environment within the HFC and surrounding amenities and to assist in activities and special event set-up. Also serves as Deputy Community Director
KNOWLEDGE, SKILLS AND ABILITIES:
Ability to work in a physically demanding environment

Ability to work with little supervision
Ability to maintain a positive attitude when working with a team or independently.
Ability to order and maintain an inventory of cleaning supplies and essential maintenance type products.
Ability to anticipate and execute activities and special event set ups based on scheduled events.
Ability to be trained to operate HFC equipment such as audio video equipment, wide variety of power tools, equipment, HFC lift, a ceramic kiln, and other amenity equipment.
Ability to manage the maintenance staff effectively.
Ability to research internet maintenance parts and provide to Community Director
EDUCATION AND EXPERIENCE:
A high school education is desirable; experience with building maintenance and/or formal mechanical training is preferred. Certified Pool Operator (CPO) certified. CPR/AED Certified.
ESSENTIAL DUTIES:
Ensure a safe, senior-friendly environment is maintained within all areas of the HFC, 2 dog parks and the Gate House.
Follow a maintenance schedule including daily and weekly maintenance duties
Ensure all rooms and amenities within the HFC are cleaned, stocked, and maintained.
Assist in maintain a clean litter free atmosphere throughout the community.
Communicate and troubleshoot with the Community Director.
Be Flexible with work schedule to set up for activities and special events as needed both inside and outside.
Assists Community Director in establishing budgetary actions.
Directs and supervises community activities when Community Director is absent.
ADDITIONAL DUTIES:
Minor building repairs and light carpentry as needed.
Perform routine painting work, power washing.
Other duties as assigned by HFC management,
Report any areas of concern or damage areas to Community Director, and Board of Supervisors Chairman.
Set up areas of HFC for special events and activities
Assess dog parks, roads, bridges, security golf carts, sound system, TV’s and Fitness Equipment as requested/needed.
Assess Eagle Nest, Pro Shop, Gate House, and golf bridges as requested/ needed.
May require working community events in the evening.
WORKING CONDITIONS
The nature of this work may be physically demanding involving bending, cleaning, moving, and lifting up to 30 pounds. Work must be completed on schedule. Much of the workday will be spent on foot. Safe work attire is required. No sandals are allowed.
May need to work outside in light rain or temperatures above 80 degrees. Flexible schedule with some weekend and evening work may be required.
