What are the responsibilities and job description for the Skilled Maintenance Worker position at Lake Caroline POA?
Lake Caroline is a gated community, surrounding a 277- acre lake, with 22 miles of roads, 10 recreation areas, a swimming pool, tennis courts, basketball courts, and numerous buildings for business and entertainment. We are currently hiring for a skilled maintenance crew member who will perform routine and preventative maintenance on Lake Caroline property as part of a team. These tasks include but are not limited to; painting, carpentry, minor electrical, landscaping, grass cutting, cleaning, etc. You may be building a dock, painting a building, driving a tractor, taking trees down, clearing a ditch, cutting the dam, raking the beaches, water testing, plowing snow, repairing a road, cleaning bathrooms, mopping floors, planting flowers, or building a playground. This varied type of work will be the majority of your day-to-day tasks.
Duties and Responsibilities:
- Performs routine, repetitive daily inspection and necessary maintenance of LCPOA grounds.
- Equipment operating in mowing, leaf-removal, snow-removal, ditch cleaning, operating front end loader, backhoe, dump trucks, tractors, bush hogs, finish mowers, chippers,excavators, skid steers, and other motorized equipment.
- Roadside vegetation control, drainage maintenance, pavement maintenance and repair.
- Performs needed preventive maintenance on equipment and vehicles.
- Works as a team on projects on various types.
- Adheres strictly to safety rules, regulations and safe work practices.
- Maintain accurate records of preventative maintenance schedules
Required Experience:
- Experience in the operation of various types of equipment used in grounds maintenance.
- Carpentry skills preferred!
- Have excellent time management and problem-solving skills, great attention to detail,and be proactive with the ability to work unsupervised.
- Good physical condition, strength, and manual dexterity.
- Knowledge of safety precautions and requirements for safe operation of construction equipment.
- Ability to make minor repairs and adjustments to equipment.
- Ability to establish and maintain effective working relationships with others.
- Ability to handle complaints and express a positive service-oriented attitude.
Physical Requirements:
- Must be able to lift and stack objects up to 50 pounds occasionally and frequently exert 10 to 20 pounds of force to lift, carry, push, and pull or otherwise move objects.
- Work involves frequent periods of standing and walking, which may include climbing ladders.
- Work involves stooping, kneeling, crouching, twisting/turning and reaching, bending at the waist.
- Indoor/out-door work environment with exposure to weather extremes.
Required Education and Certifications:
- High school diploma or GED equivalent.
- Valid driver’s license with clean driving record (no motor vehicle tickets in the past 3 years).
- Ability to obtain Coast Guard approved, Virginia Boater Safety Education Course.
