Position Title: General Manager
Location: Lanark, Illinois
Reports To: Board of Directors
Job Summary: The General Manager (GM) position is an opportunity to join a large scale (5,000 acre), resident owned community with a wide array of amenities and member services. They must also be able to lead a strong and capable team of key managers, member services, finance, and infrastructure. This position is responsible for oversight of all operations and management of LCA.
This position may require the employee to work in excess of 40 hours per week as needed.
Key Responsibilities:
Administrative Management:
- Serve as the primary point of contact for residents, addressing inquiries, concerns, and requests promptly and professionally.
- Maintain accurate records and documentation related to operations, meetings, and resident communications.
- Organize and attend board meetings, providing support, and assisting with the development of meeting agendas and minutes.
Financial Management:
- Develop and manage the annual budget, ensuring fiscal responsibility and transparency.
- Oversee the collection of association dues and fees, ensuring timely payments.
- Work with auditors to maintain accurate financial records and prepare financial reports for the board.
Property and Facility Management:
- Supervise and manage maintenance and repair projects within the community, including landscaping, common areas, and amenities.
- Collaborate with vendors, contractors, and service providers, ensuring quality services and cost-effectiveness.
- Implement preventive maintenance programs to extend the lifespan of community assets.
Regulatory Compliance:
- Stay informed about local, state, and federal regulations affecting homeowners' associations.
- Ensure compliance with all relevant laws, regulations, and bylaws.
- Assist the board in drafting and updating community rules and regulations.
- Illinois Community Association manager license required (upon hire or within 6 months)
Community Engagement:
- Foster a sense of community by organizing social events, meetings, and activities.
- Promote open communication and engagement among residents and the board.
- Act as a mediator in conflict resolution among residents when necessary.
Security and Safety:
- Implement and oversee security measures to ensure the safety of residents and property.
- Develop emergency response plans and coordinate with local authorities when needed.
- Monitor and address safety hazards within the community.
Board Support:
- Provide regular updates and reports to the Board of Directors.
- Offer guidance and recommendations to the board on community improvements and investments.
- Collaborate with the board to ensure the association's goals and objectives are met.
Qualifications:
- Bachelor's degree in Business Administration, Property Management, or related field (preferred).
- Previous experience in POA management or property management.
- Strong knowledge of POA regulations, laws, and bylaws.
- Excellent communication, organizational, and problem-solving skills.
- Proficiency in financial management and budgeting.
- Customer-service-oriented with the ability to work effectively with residents and vendors.
- Familiarity with property management software and tools (e.g., accounting software, communication platforms).
