Maintenance 1
General Description: The Maintenance 1 staff member assists with the routine repair of the building and utility distribution systems, including normally recurring repairs and preventative maintenance. He/she will report directly to the Director of Buildings and Grounds.
Duties require skills in the areas of HVAC, electrical, plumbing, painting, carpentry, welding, fire alarm, windows, custodial equipment repair, snow removal equipment, controls, and/or locksmithing for the purpose of completing projects within established time frames.
Job Qualifications
- High school diploma
- Experience in maintenance/repair of school buildings and grounds
- Ability to communicate in writing and orally
- Knowledge of Microsoft Windows to facilitate use of computers
- Electrical License (preferred)
- EPA Technician Certificate (preferred)
- HVAC Universal Refrigeration Certification (preferred)
- Proficiency in diagnosing and repairing a wide range of HVAC equipment, including furnaces, boilers, air handlers, chillers, and rooftop units (preferred)
- Strong understanding of HVAC principles, refrigeration cycles, electrical circuits, and mechanical systems including BAS systems (preferred)
- Asbestos Abatement Certification (preferred)
- Pesticide and Herbicide Certification (preferred)
- Valid Illinois Driver’s License
- Fork Lift and Scissor Lift Experience
- Required to regularly lift 25-50 pounds and occasionally lift 100 pounds
Responsibilities
- Assist in supervising the Tech Campus maintenance staff, seasonal maintenance workers and outside contractors as directed by the Director of Buildings and Grounds
- Scheduling and performing inspection, routine, and preventative maintenance work for the purpose of ensuring efficient and effective functioning of equipment, tools, and/or systems
- Operates BAS (Siemens) to ensure a safe and comfortable learning environment
- Diagnose and troubleshoot HVAC equipment malfunctions to identify root causes and implement effective solutions promptly
- Create and conduct regular preventive maintenance tasks to prolong the lifespan of HVAC equipment and minimize unexpected breakdowns
- Coordinate with other maintenance team members to coordinate repairs, replacements, and upgrades of HVAC components as needed
- Monitor and adjust HVAC system settings to optimize energy efficiency and indoor air quality while adhering to established comfort standards
- Ability to read schematics, blueprints and technical data/manuals
- Install system component parts, classroom and office equipment and facility components (lighting, heating/ventilation, alarms, plumbing, security, electrical, etc.) for the purpose of a safe working educational environment
- Assist and input on the budget for maintenance and grounds
- Maintaining, troubleshooting, and repairing condensing hot water boilers and hot water heaters
- Maintaining, troubleshooting, and repairing high-pressure vessels such as rotary screw compressed air systems
- Installing, maintaining, troubleshooting and repairing 3-phase electrical up to 480V in conformity with electrical code
- Maintaining and repairing food service equipment
- Troubleshooting and repairing HVAC equipment
- Designing and fabricating sheet metal and ability to weld
- Securing facility and activating/deactivating alarm system as directed
- Operating and troubleshooting fire alarm equipment
- Snow removal and salting of sidewalks, driveways, and parking lots during and outside of hours based on the needs of the District
- Maintaining inventory of all maintenance department machinery, tools, equipment, and supplies
- Maintaining and repairing plumbing and sewer system including sweating and brazing copper pipe up to 3”
- Ability to perform carpentry skills including framing, drywall, floor tile, trim, etc.
- Assist the IT Team with the installation of technology systems, such as computer cabling, fiber optics cables, etc.
- Ability to manage multiple tasks with frequent interruptions, use time efficiently, demonstrate attention to detail, follow instructions and respond to management direction
- Prepare written materials (work orders, purchase orders, and emails) for the purchase of documenting activities and/or conveying information
- Ability to work flexible hours, work overtime and Saturdays as needed
- Willing to expand knowledge and skills to meet facility needs
- All other duties as assigned
