POSITION SUMMARY

The Director of Asset Management is responsible for growing, managing, and operating a nationwide portfolio of office, industrial and multifamily assets. Success in managing the portfolio will be evaluated quarterly, but overall goals are determined on the long-term success of the assets. This position works directly for the President to implement the company growth strategy, maintain full and functioning buildings, and oversee the Asset Management, Property Management and Engineering divisions of the company.


PRIMARY DUTIES & RESPONSIBILITIES

·        Responsible for growing, managing, and overseeing the portfolio in its entirety, including but not limited to the duties and responsibilities listed below.

·        Plans and implements portfolio growth strategies in collaboration with the President.

·        Identifies and evaluates real estate opportunities that support the company growth strategy.

·        Oversees the financial analysis, acquisition, or development of real estate opportunities.

·        Coordinates with attorneys and other key stakeholders on acquisitions of new assets.

·        Responsible for conducting market and demographic research to support portfolio expansion.

·        Provides market and initial site analysis, including trends, competition reports, and general site information to the President.

·        Manages the company’s real estate portfolio via a team of Asset Managers.

·        Oversees Property Management activities, including CAM Budgets, building specific business plans, and portfolio operations.

·        Oversees the Engineering staff and ensures that engineering is performed in a safe, responsible, and financially diligent manner.

·        Makes recommendations for capital improvement of the portfolio.

·        Oversees Leasing Manager and leasing activities including lease renewals or terminations.

·        Conducts financial analysis in support of lease recommendations to the President.

·        Negotiates or oversees the negotiation of leases with prospective tenants.

·        Ensures lease obligations are fulfilled, documentation and company issues are resolved.

·        Collaborates with key stakeholders on cross-departmental impacts and resource planning, and proactively communicates shortfalls in a timely manner.

·        Perform other duties as assigned.


JOB SKILLS & ABILITIES

·        Strong understanding of the National Real Estate market.

·        Strong understanding of the operations of commercial and residential buildings.

·        Ability to engage in a wide variety of tasks simultaneously, daily reprioritizing and consistently meet deadlines.

·        Ability to solve complex problems and convey the positive and negative attributes of these options to tenants and ownership.

·        Excellent communication skills including the ability to negotiate, explain complex concepts and issues, and use tact and diplomacy in sensitive situations.

·        Ability to exemplify company values in all aspects of job performance.

·        Must be able to review, analyze and interpret legal documents (leases and contracts) and financial information accurately for the purpose of responding to tenant requests.

·        Ability and desire to provide efficient, timely and courteous service to customers, including the ability to handle conflict.

·        Ability to calculate intermediate figures such as percentages, discounts, commissions, and rental rates per square foot.

·        Ability to effectively manage staff and prioritize tasks for the department.

·        Ability to travel as needed.


EDUCATION &/OR EXPERIENCE

·        Bachelor’s Degree from a four-year college or university in Finance, Real Estate, or related field.

·        15 years of related commercial real estate &/or property management experience performing similar tasks as described above.

·        Prior successful leadership and team management experience.

·        Working knowledge and hands on experience on Microsoft Office software products–especially Excel, Outlook, and Word.

·        Willingness to travel as needed.

·        Preferred Yardi Voyager 7S hands on experience.

·        RPA or CPM professional designation or candidacy preferred.
