Job Description
The Senior Maintenance Technician is responsible for the daily operation, maintenance and repairs of 180,000 square foot athletic facility, as well as complex plumbing, electrical and mechanical systems. Has a working knowledge of building operational systems to ensure maximum up time on all systems and equipment. Acts on any conditions within these systems that are out of the ordinary. Performs a wide variety of skilled and semiskilled building maintenance and repair tasks.
- Inspects the building, grounds and equipment regularly for any out the ordinary conditions.
- Conducts periodic preventative maintenance on the mechanical, HVAC and plumbing systems. This involves lubrications, adjustment and replacement of belts, cleaning and replacement of consumables (filters, grease, chlorine, etc.) and periodic testing of the equipment. Including air handlers, Rooftop Units, exhaust systems, boilers, pool systems (pumps, boilers, chemical feeders), chillers, and plumbing system components.
- Assist with installation and modification of building equipment.
- Responds quickly to emergency situations
- Perform and/or oversee electrical and plumbing repair and troubleshooting.
- Perform and/or oversee pool and whirlpool water treatment and testing
- Perform all assigned work in a manner that assures minimum downtime for members.
- Prioritize daily task, projects and emergency work and follow-up with management upon completion.
- Maintains mechanical controls system to ensure consistent air temperature in all areas.
- Troubleshoot, and evaluate equipment for future preventative maintenance and/or upgrades
- Coordinates efforts of technicians and outside contractors for work orders.
- Maintains a log of work orders, and details steps taken to resolve problems.
- Orders part and supplies as required and replenishes consumables with manager
- Conform to all written and administrative operating procedures implemented with the department
- Ensure cleanliness and appearance of all works areas. Works in high traffic areas, so as to minimize and inconvenience to members, while ensure the utmost safety of members and staff
- Assist with special projects as required
- Perform other duties as assigned
Qualifications
- Ability to communicate effectively with membership and staff.
- Ability to multi-task and establish priorities.
- Exhibits initiative, responsibility, and is pro-active to prevent downtime.
- Must possess working knowledge of pools and whirlpools, steam systems, boilers, chillers, HVAC systems, electrical systems and plumbing systems, and has minor carpentry, tile and masonry skills
- Employee must possesses their own personal hand tools, and a portable rechargeable drill
- Ability to operate hand tools, electrical testers, small power tools,
- Must possess intermediate knowledge of painting, carpentry, plumbing, electrical, masonry, cement work, HVAC, roofing and related work.
- Possesses customer service, communication, and some computer skills
EDUCATION and/or EXPERIENCE
- High School Diploma or GED
- 5 years of experience in building and mechanical equipment maintenance and repair
- Good skill in the use of hand and power tools.
- Must possess a valid state of Illinois driver’s license
- Completion of college or technical school HVAC certificates.
- Knowledge and understanding of blueprints, and electrical wiring diagrams.
- Ability to effectively present information and respond to questions from management, staff, and memberships.
Salary : $15 - $25
