Job Summary
Landmark Builders is hiring a Preconstruction Manager to lead the planning, design, budgeting, and proposal phases of construction projects. This role focuses on identifying and qualifying new opportunities, managing client and design team relationships, and ensuring smooth transitions from preconstruction to execution—all while delivering value and maintaining profitability.
Key Responsibilities
- Opportunity Development
Identify and assess potential construction projects for viability and strategic fit. Build and maintain a pipeline of leads, regularly reviewing and following up with prospects to drive new business. - Client & Partner Engagement
Build long-term relationships with clients, architects, consultants, and other stakeholders. Serve as the primary point of contact during the preconstruction phase and ensure client expectations are clearly defined and met. - Preconstruction Leadership
Lead all aspects of the preconstruction process, including project planning, scheduling, and coordination with internal teams and external consultants. Develop RFQ and RFP responses, scopes of work, and project-specific strategies. - Estimating & Budgeting Support
Collaborate with the estimating team to prepare budgets, review subcontractor bids, and develop proposals. Provide input on markups, pricing strategy, and cost-saving alternatives when needed. - Contracting & Risk Management
Prepare and manage the execution of construction contracts. Ensure all legal agreements and internal paperwork are completed accurately while minimizing company risk and exposure. - Internal Coordination
Lead project turnover meetings to ensure seamless transitions from preconstruction to field operations. Maintain open communication with project managers, superintendents, and leadership throughout the lifecycle of the project. - Ongoing Involvement
Stay informed on active projects through site visits and team updates. Maintain client communication throughout construction and post-completion to ensure satisfaction and identify future opportunities.
