We are a family-run business seeking an experienced full time Property Manager with strong organizational and multitasking abilities to oversee a 400-unit garden apartment complex. This position is ideal for a proactive leader with a background in property management and renovation that has the capacity to manage multiple apartment communities in the future as the role is expected to expand to include other properties.
The manager will be responsible for overseeing and managing the property to ensure it is maintained to a high standard. This role involves handling tenant relations, maintaining high occupancy rates, overseeing property maintenance and renovation while ensuring tenant satisfaction and compliance with relevant regulations while working closely with the maintenance and office staff.
Key Responsibilities:
- Property Operations: Oversee daily operations of the 400-unit apartment complex, ensuring all processes run efficiently and meet industry standards. Work closely with onsite staff and contractors while fostering a positive work environment while addressing any staff issues. Daily hours from 8am when maintenance staff starts to 5pm. Ability to work flexible hours, including evenings and weekends for emergencies as may be needed.
- Resident Relations: Point of contact for residents who do not pay in a timely fashion, resolving tenant or lease issues while maintaining a high level of customer service. Handle legal matters related to property management, including eviction proceedings and collections.
- Financial Management: Control expenses and optimize revenue streams through effective rent collection, rent growth, lease management, past tenant collections, coordinate and oversee maintenance supply procurement and inventory
- Leasing and Marketing: Work with office and leasing staff on daily operations of office. Develop and implement leasing strategies to maintain high occupancy levels, including marketing efforts and resident retention to ensure lease agreements are managed properly, including renewals and terminations.
- Maintenance Oversight: Ensure that all maintenance requests are handled promptly and that the property is kept in good condition through regular inspections and preventative maintenance. Working with and overseeing the maintenance team and outside contractors to determine unit upgrades and renovations for both existing tenants and at turnover. Conduct regular unit & property inspections to ensure compliance with company standards and local regulations. Oversee time and attendance for staff and submit hours for payroll
- Compliance: Ensure compliance with all local, state, and federal regulations, including fair housing laws, safety standards, and property codes. Collaborate with the company’s Risk Manager to ensure proper risk management practices are in place for tenants, subcontractors, and other third parties.
- Reporting: Provide regular reports on property performance, financial status, on-going renovations and operational issues to upper management.
Qualifications:
- Experience: Minimum of 5 years of property management experience, with at least 2 years managing large apartment complexes (300 units). Construction or renovation experience a plus.
- Education: Bachelor's degree in Business Administration, Real Estate, or a related field is preferred.
- Bi-lingual in Spanish would be helpful
