Position Summary

The Environmental Services Director is responsible for the ensuring the community is maintained and safe for our residents. They lead the business through oversight of the day-to-day maintenance of the building in accordance with current federal, state and local standards/regulations and company policies. They lead others through oversight and development of the environmental services and housekeeping team members. This individual creates a plan for and executes effective preventative maintenance.

Essential Job Duties

This position is a Safety Sensitive Position. The essential functions, physical demands and mental competencies of this job require the employee to maintain the ability to work in a constant state of alertness in a safe manner.

  • Ensure maintenance of community exterior (e.g., building, lawn, plant and/or flower beds, walkways, driveways, parking lot, etc.) by performing or supervising maintenance tasks, or facilitating such performance by outside maintenance services personnel.
  • Ensure maintenance of community interior (e.g., resident suites, common areas, offices, storage rooms, kitchen, etc.) by performing or supervising maintenance tasks, or facilitating such performance by outside maintenance services personnel.
  • Manage Environmental Services Technician and Housekeeping staff, if applicable. Provide training, coaching, and performance management to staff.
  • Maintain knowledge of federal and state laws and regulations regarding compliance with all maintenance, building codes, and drills; maintain all required documentation to meet such laws and regulations for assisted living and memory care communities.
  • Monitor Maintenance Inspection/Request daily and promptly address maintenance concerns.
  • Implement, perform, and ensure adherence to company maintenance programs, including but not limited to programs that are HVAC-related, carpet-related, mold-related, etc.
  • Repair community equipment or facilitate repair by outside maintenance services personnel, including but not limited to furnaces, air conditioners, HVAC units, water heaters, plumbing systems, kitchen equipment, and appliances.
  • Perform other community maintenance tasks such as carpentry, painting, flooring maintenance, and general repairs not completed by Maintenance Technician, if applicable.
  • Ensure safe, functional condition of mechanical room.
  • Order maintenance equipment and supplies, equipment parts, etc. Order maintenance services from outside maintenance services vendors, and effectively interact and manage their contracts and services.
  • Adhere to the maintenance budget, recommending maintenance related repairs and replacements to the Executive Director.
  • Coordinates the schedule for major or periodic vehicle maintenance with management and staff to minimize service interruptions.
  • Assist in monitoring capital improvement projects.
  • Ensure all equipment and supplies related to maintenance tasks are stored appropriately and safely.
  • Perform emergency maintenance services at the community on an on-call basis.
  • Alert the Risk team of new hazards introduced in the community on an on-call basis.
  • Alert the Risk team of new hazards introduced in the community, i.e. new chemicals, new equipment, etc.
  • Assist housekeeping team members in deep cleaning of common areas according to schedule.
  • Perform required maintenance and inspections on all fire safety equipment and anything associated with community emergency preparation and response systems.
  • Maintain Hazardous Chemical Inventory and Safety Data Sheets according to community Hazard Communication Program. Coordinates compliance with local, state and federal building codes, SDS, OSHA, EPA regulations and fire codes.
  • Conduct certain safety training (ladder safety, fire extinguisher use, proper use of chemicals, etc.) for all new team members, and annually as required.
  • Conduct education and training classes for team members as directed by the Executive Director.
  • Perform quality assurance audits and conduct inspections to identify workplace hazards. Propose corrective actions to prevent reoccurrences.
  • Collaborate with the Risk Team on accident investigation with maintenance services consultants.
  • Perform staff duties necessary for immediate community operation in case of staffing problems.
  • Respect dignity and confidentiality standards and promote resident rights.
  • Complete or assist with special projects as requested by community or senior management.
  • Perform other duties as assigned by the Executive Director.
  • Participate in the Leader on Duty Program.
  • Conduct community tours to prospective residents and their families.
  • Attend various community events.
  • Increase team member recognition and reward through performance reviews and promotion
  • Ensure compliance with all federal, state, or provincial, and/or local regulations.
  • Perform other duties as assigned by the Executive Director.

Qualifications:

  • High school diploma or general education diploma (GED) is required.
  • Must meet all healthcare requirements, including Tuberculosis skin test
  • Must have valid driver’s license
  • Must have an acceptable driving record and meet all requirements as determined by the Company’s automobile insurance carrier as insurable driver.
  • Must have minimum of two years of verifiable direct maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
  • Knowledge of federal and state laws and regulations regarding assisted living and memory care facilities.
  • Must have experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping. These tools include a circular saw, power drill, ladders, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaning machine, paint sprayer, power drain cleaner, chain saw, and key machine.
  • Demonstrated ability to communicate effectively in English, both verbally and in writing.
  • Ability to speak effectively before groups of customers or team members of the organization.
  • Desire to work with older adults and their families.
  • Projects a positive and professional image at all times.
  • Meet state or provincial health related requirements.
  • Maintain any other certification as required by state or provincial regulations.

Management/Decision Making:

Applies existing guidelines and procedures to make varied decisions within a department. Uses sound judgement and experience to solve moderately complex problems based on precedent, example, reasonableness or a combination of these.

Mental Demands:

Work requires adherence to precise procedures and standards involving a high degree of accuracy in observing, recording and reporting data. While performing the duties of this job, the employee is regularly required to communicate and exchange information accurately.

Exposure Risk Classification:
