Acquisitions Associate

- Assist in sourcing potential acquisition opportunities, including existing properties, land, or development projects.
- Conduct due diligence on prospective properties, assessing their financial viability, market potential, and alignment with our investment strategy.
- Evaluate investment risks and opportunities, considering factors such as location, demographics, and property condition.
- Create and maintain financial models for potential acquisitions.
- Analyze cash flows, pro forma statements, and investment returns.
- Collaborate with the investment team to determine optimal pricing and negotiate terms.
- Stay informed about market trends, supply and demand dynamics, and competitive landscape.
- Identify emerging markets and growth opportunities.
- Provide insights on market conditions to guide investment decisions.
- Assist in coordinating due diligence processes, including legal, financial, and property inspections.
- Prepare investment committee materials, including acquisition memos and business plans.
- Collaborate with legal and finance teams to ensure smooth transaction execution.
- Work closely with the asset management team during the transition from acquisition to stabilization.
- Monitor property performance, lease-up progress, and operational efficiency.
- Participate in strategic decisions related to property management and value enhancement.
- Maintain accurate records of all acquisition-related activities.
- Prepare regular reports on pipeline status, deal flow, and investment performance.
- Assist in investor communications and presentations.
- Bachelor’s degree in finance, real estate, or a related field.
- Strong analytical skills and proficiency in financial modeling.
- Detail-oriented with excellent organizational abilities.
- Effective communication and teamwork skills.
- Prior experience in real estate acquisitions or investment analysis is a plus.
