POSITION SUMMARY
The Commercial Property Manager manages all aspects of a multi-owner portfolio of commercial, industrial, or retail properties. The Commercial property manager will demonstrate knowledge of real estate law, finance, and accounting and a strong ability to read and interpret leases. This role is important in assisting in the development of and maintaining positive tenant, vendor, and contractor relationships.
KEY DUTIES AND RESPONSIBILITIES
Project Management:
- Track key dates/timelines in the management of commercial leases, communicating and coordinating with the appropriate parties.
- Assist in the management of Cap X projects.
- Assist in the management of Tenant Improvement (TI)projects.
- Monitor work order progress/completions and provide final approval when needed and assistance to elevated concerns.
- Coordinate, monitor and oversee short and long term projects conducted by departments Building Engineers.
Administrative:
- Reviewing and verifying leases are input correctly into the data system and verifying the rent roll is accurate.
- Assist with NNN reconciliations/budgets process.
- Responsible for the development of annual budgets for operating and capital expenses
- Tenant onboarding (reviewing drafted welcome letters, and tenant portal education)
- Owner onboarding (welcome letters, obtaining the list of preferred vendors, etc.)
- Coordinate scheduling, and perform move-ins and move-outs.
Approval:
- Approve invoices (all invoices besides utility invoices)
- Review and approve and communicate final vendor bids.
Reporting:
- Create reports for owners and management in a timely manner.
- Prepare and deliver timely and accurate Ad Hoc reports to the management team and property owners as requested and needed.
Communications:
- Represent Landmark as the primary contact to property owners to ensure that objectives are being met and concerns resolved.
- Communicate key and work scope related information to members of Commercial team.
- Communicate with Leasing teams/brokers.
- Assists in the management and, maintenance of positive driven ongoing relationships vendor services as needed.
- Assist in promptly following up with elevated tenant concerns and complaints ensuring timely resolution.
- Perform other duties as requested.
- Develops business relationships through membership and participation in professional, industry/trade, organizations.
- Maintain familiarity with contract management skills and real estate legal regulations in order to interpret leases and manage lease compliance.
Annually
- Annual budget review

Quarterly
- Quarterly budget review
Monthly
- Review delinquency reports.
- Owner Statements- Review for accuracy and prep cover letters.
- Approve owner distributions.
- Statements to tenants
- Rent collection.
Weekly
- Review delinquencies
- Follow up and collection of delinquencies.
Daily
- Work Orders monitoring and approval.
- Invoice Approval.

EXPERIENCE REQUIRED
- Commercial Real Estate: 4 years
- Proficient with Microsoft Office suite, Outlook, and the internet
EDUCATION/LICENSES/CERTIFICATION/FORMAL TRAINING
- College degree preferred but will accept less education with qualifying experience.
- CPM or RPA professional designation or candidacy preferred.

PHYSICAL REQUIREMENTS

- Travel expected up to approximately 35% of positions time for travel to properties and meet with clients and owners.
