POSITION SUMMARY
As the On-Site Property Manager, you will play a crucial role in supporting our property management team and driving growth in our market presence. This role involves managing daily operations at a storage facility while actively contributing to the achievement of occupancy and business objectives. The successful candidate will demonstrate exceptional organizational skills, effective communication abilities, and a proactive approach to property management initiatives.
KEY DUTIES AND RESPONSIBILITIES
Role Objectives:
- Manage daily operations of a self-storage facility to optimize efficiency and productivity.
- Maintain positive relationships with tenants and prospects.
- Support the development and execution of strategies to achieve occupancy targets.
Responsibilities:
- Monitor storage units and parking areas and greet new tenants.
- Pick up miscellaneous litter/debris, secure storage units, and report violations.
- Monitor security cameras and perform periodic cleaning.
- Show units to prospects, advertise, and coordinate auctions.
- Prepare lien notices and coordinate with maintenance.
- Conduct daily lock checks, clean and sweep units, and schedule repairs.
- Close sales on inbound calls and walk-in customers and convert inquiries into rentals.
- Prepare units for auction as prescribed by law and as approved by management.
- Ensure landscapers use only sand on sidewalks during winter and perform occasional snow shoveling.

QUALIFACATIONS:
- Minimum of one year of experience in onsite management or property management.
- Ability to work effectively independently and as a team member.
- Excellent customer service skills.
EDUCATION/LICENSES/CERTIFICATION/FORMAL TRAINING
- Knowledge of administrative and clerical procedures and systems such as e-mail, spreadsheets, and managing files and records and other office procedures at a proficient level in both Google and Microsoft platforms.
- College degree preferred in a relatable field of study such as business, finance, marketing but will accept less education with qualifying experience.

PHYSICAL REQUIREMENTS
- Prolonged sitting and extensive data entry and typing.
- Minimal lifting of office equipment and supplies.
- May be required to frequently lift up to 10 lbs.
- Maximum lifting ability needed to lift up to 35lbs.
- Hand dexterity and strength.
- Driver’s license and reliable access to vehicle.

WORK ENVIRONMENT
This position involves a balance of office work and property maintenance.
- Office Environment: This role operates in a clerical, office setting and routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets.
- Property Maintenance: Approximately 50% of the time will be spent outside the office, maintaining the property. This includes tasks such as monitoring storage units, picking up litter/debris, performing lock checks, cleaning units, and overseeing the property’s security and appearance.
