Position Summary Maintenance Technicians perform general maintenance repairs and upgrades to the interior and exterior of the property asset involving basic plumbing, electrical, painting & drywall, and HVAC skills.
Responsibilities for Maintenance Technician This list is not all inclusive, the Maintenance Technicians day-to-day duties and responsibilities are determined by needs and operation of the property at any given time, this is a general list of core tasks associated with the position.
Repair and enhance our community.
You are responsible for repairing and maintaining all plumbing, electrical, HVAC, appliance, carpentry, and painting needs at the community.
o Plumbing : Repair and diagnose issues with plumbing systems.
Replace or install faucets, toilets, and hot water tanks; fix garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.
o Electrical Repair : Repair and replace power switches, fuses, and wall sockets; troubleshoot electrically powered appliances such as ceiling lights, ceiling fans, climate control systems, and garage doors.
o Painting and Drywall Repair : Applying new coats of paint to minor touch ups and damage repair on walls; keep apartments visually appealing by using drywall to fill in small holes and cover up normal wear and tear.
o HVAC Repair : fixing heating, ventilation, and air conditioning (HVAC) systems.
Build rapport with residents.
You will make positive connections with residents by clearly communicating repair procedures, and timelines.
Manage service requests.
You promptly respond to maintenance issues when they arise, collaborating with teammates and prioritizing service requests to earn trust and build resident satisfaction.
Know the Make-Ready schedule.
You will monitor apartment vacancies daily and initiate the turnover process with painting, cleaning, and repairing.
Tend to Preventive Maintenance.
You will safeguard equipment with regular maintenance, helping equipment last longer and minimizing costly repairs.
Notice the details.
You will walk the property daily, inspecting all areas for cleanliness and safety, and helping to maintain great curb appeal.
Respond in inclement weather to perform snow removal and ice treatment and emergency on-call service as required.
Skills & Qualifications of Maintenance Technician
- General Trade Skills.
You have a solid understanding of general property maintenance and technology and are quick to learn new skills.
You possess at least 1 year of hands-on experience in the field.
HVAC or EPA Certified is desired.
Availability to work a flexible schedule, including weekends and rotating on-call responsibility for after-hours emergencies.
Reliable and consistent form of daily transportation to and from work, including after hours for emergencies
You help residents and teammates understand the timeline and process for repairs.
You are united with teammates in delivering the best experience to residents.
You are respectful, professional, and enjoy engaging with others.
You remain reasonable and grounded during maintenance emergencies and provide a sense of reassurance to residents.

Apartment maintenance can be physically strenuous and requires the ability to stand, lift, climb, bend, push, pull and kneel.
