Position Summary
We are seeking a dedicated Section 8 Housing Specialist to assist with low-income housing leasing and occupancy processes. The ideal candidate will have experience in property management, HUD program administration, or social services. You will be responsible for tenant eligibility verification, lease processing, and tenant communication, ensuring compliance with HUD housing regulations and affordable housing policies.
Key Responsibilities
- Assist applicants and tenants by answering inquiries regarding HUD housing policies, rental assistance programs, and Section 8 eligibility in a courteous and professional manner.
- Perform background checks and eligibility verifications for Section 8 tenants.
- Prepare and submit HUD-50058 forms for Section 8 compliance and quality control review.
- Collect and verify tenant re-certification information, calculate rental adjustments, and explain rent determinations.
- Conduct housing re-examination interviews and ensure compliance with federal housing verification standards.
- Address non-compliance issues and work with tenants to resolve Section 8 compliance concerns.
- Maintain accurate tenant records, process occupancy files, and update housing account information.
- Ensure confidentiality and data security in all housing records and communications.
Qualifications & Experience
- Associate degree or Bachelor's degree in Business, Public Administration, Social Work, or a related field preferred.
- Minimum of 3 years of experience in property management, affordable housing administration, HUD compliance, or Section 8 program management.
- Knowledge of HUD regulations, low-income housing policies, and rent calculation procedures is highly desirable.
- Must obtain the following certifications within one year of hire:
- Rent Calculation Certification
- Enterprise Income Verification System (EIV) Certification
- Fair Housing Compliance Certification

Work Environment & Physical Requirements
- Office-based position with occasional physical activity (lifting files, kneeling, etc.).
- Must be able to work in a fast-paced housing administration environment with occasional high-stress situations.
- Requires the ability to sit or stand for extended periods.
- Must maintain a professional appearance and positive attitude.
