Commercial Maintenance Technician
Department: Commercial Asset Management
Reporting Relationship: Reports to Commercial Property Manager
Scope
The Commercial Maintenance Technician has primary responsibility for general property upkeep, diagnosing maintenance issues, performing daily and preventive repairs, and ensuring all property service requests are appropriately completed in a timely manner. Job function includes weekly completion of assigned work orders and interaction with commercial tenants on a regular basis. The role is responsible for an assigned portfolio of commercial properties.
Areas of Responsibility
·Working hours: 7:00 am - 3:30 pm
· Responsible or general upkeep of assigned properties including but not limited to trash removal, litter pickup, spot cleaning, power washing, touch-up painting, window cleaning, etc.
· Perform basic plumbing, electrical, roofing, HVAC, and general maintenance work
· Identify and quickly solve, fix, rectify various maintenance issues (e.g., painting, replace light bulbs, water leaks, lock, and door repair, troubleshooting heating/ cooling issues)
·Patrols the building and grounds to provide protection to the property against fire, theft, vandalism, and illegal or unauthorized entry.
· Collaborate and promptly share relevant and useful information with others
· Oversee and or complete preventive maintenance work, as scheduled
· Create, complete and closeout assigned work orders to ensure all tickets are completed adequately and timely utilizing our mobile work order app
· Assist Commercial Property Manager in maintaining overall condition of properties
· Inspect the grounds and common areas regularly to keep property well maintained
· Communicate with tenants, clients, vendors, and colleagues in a professional manner
· Maintain inventory of repair equipment and supplies
· Respond quickly in the event of an emergency; notify appropriate personal and follow safety protocols and guidelines
· Maintain vacant spaces in show-ready condition at all times, and, as directed by Commercial Property Manager
· Assist in overseeing work performed by outside contractors (e.g., snow removal, landscaping, janitorial, etc.)
· Alert Commercial Property Manager of any unusual occurrence and/ or damages, daily
· Ensure compliance of all work-related activities in a fair, ethical, and consistent manner
· Complete special projects and other responsibilities as directed by the Commercial Property Manager

Requirements/ Qualifications: Education/ Degrees/Licenses; Technical certifications; Years of experience; Travel; On-Call
· 2 years of building maintenance experience; working knowledge of tools, basic trades
· High School diploma/GED
· 24/7 availability to handle emergency, after-hours, service calls
· Valid state issued driver's license, excellent driving record
· HVAC, electrical, plumbing certifications, a plus
