Maintenance Lead Job Description
Launch Property Management’s Maintenance Team is a key component of our mission to catalyze community by providing hospitable housing. The Maintenance Lead is responsible for independently making repairs, leading the Maintenance Staff, ensuring the maintenance shop is organized, and coordinating with Property Manager to prioritize work tickets. The Maintenance Lead is also responsible to contribute advice and counsel in order to improve company-wide service level excellence. Other specific duties will be assigned under the direction and supervision of the Property Manager.
Reporting and Compensation:
- Reports to: Property Manager
- Compensation: Hourly, 40 hours per week, $25.00 to 27.00 / Hour

Essential Activities:
- Coordinate with the Property Manager(s) to prioritize work orders
- Manage all make ready workflows start to finish
- Source, order, and maintain ready supply of cost-effective materials required for efficient maintenance work ticket resolution
- Mentor and train Maintenance Tech Apprentices
- Complete work ticket resolutions in a timely manner while maintaining quality of workmanship
- Maintain service level agreements for all work ticket resolutions
- Oversee 3rd party contractors and communication with utility companies
- Help pick up trash as the opportunity presents itself
- Provide information to the Property Manager(s) for determination as to whether repairs are due to normal wear and tear or tenant damage
- Occasional weekend/evenings work required according to goal deadlines and work ticket volume
- Ensure all maintenance workspaces and storage rooms remain clean and organized
- Pick up trash as necessary
Required Qualifications:
- Proven ability to plan, organize, and prioritize workload and projects
- Proven experience in ability to independently repair plumbing, and/or electrical, and/or HVAC, and/or appliance repair issues
- Provide own tools
- Must be able to work effectively in a team environment
- Must be able to understand and follow verbal and written instructions
- Eager to learn, dependable, honest, truthful, and reliable work ethic
- Friendly, positive, customer service-oriented attitude
- Valid Driver’s License, car insurance, and reliable vehicle
- Smartphone and laptop with the ability to install work order related apps
- Minimum 5 years experience
- Pass a background check & drug test
Physical Requirements:
- Ability to lift 50 lbs.
- Requires bending, stooping and standing.
- Must be able to stand from six (6) to eight (8) hours per day. (Overtime may extend the time period.)
- Good visual and spatial perception.
Job Type: Full-time
Pay: $25.00 - $27.00 per hour
