Maintenance Technician
Launch Property Management’s Maintenance Team is a key component of our mission to catalyze community by providing hospitable housing. The Maintenance Technician is responsible for independently making repairs and completing turns at rental properties consisting of multi-family homes, and apartment complexes throughout Louisville. Other specific duties will be assigned under the direction and supervision of the Property Manager or Maintenance Lead.
Reporting and Compensation:
- Reports to: Property Manager
- Compensation: Hourly 40 hours per week, $19.00 to $24.00 / Hour

Essential Activities:
- Independently diagnose and repair basic and moderately complex plumbing problems
- Semi-independently diagnose and repair electrical issues
- Semi-independently diagnose and repair HVAC issues
- Semi-independently oversee 3rd party sub contractors
- Unit Turn activities: painting, flooring, drywall general repairs.
- Complete work ticket resolutions in a timely manner while maintaining quality of workmanship
- Treat the residents and other staff members with respect and courtesy.
- On-call rotation (approximately monthly) for after-hours, weekends, and holiday emergency issues.
- Pick up trash as necessary
Required Qualifications:
- Urgency, Ownership, Dependability and Teachability are all essential to long-term success.
- Proven experience in ability to independently repair complex HVAC, plumbing, electrical, drywall, and small appliance repair issues. HVAC or plumbing license preferred.
- Minimum 2 years experience
- Provide own tools
- Must be able to work effectively in a team environment
- Must be able to understand and follow verbal and written instructions
- Must complete and notate work orders in a clear and concise manner
- Dependable, honest, truthful, and reliable work ethic
- Friendly, positive, customer service oriented attitude
- Willingness to collaborate and share knowledge.
- Valid Driver’s License, car insurance, and reliable vehicle
- Smartphone with the ability to install work order related apps
- Pass a background check & random drug testing
Physical Requirements:
- Ability to lift 50 lbs.
- Requires bending, stooping and standing.
- Must be able to stand from six (6) to eight (8) hours per day. (Overtime may extend time period.)
- Good visual and spatial perception.
