Property Manager Job Description
Launch Property Management’s (LPM) mission is to catalyze community through hospitable housing. The Property Manager (PM) is accountable for all aspects of management of the apartment community and will be responsible for the implementation of marketing and leasing initiatives, as well as strategies that promote the optimum achievement of operational, compliance, financial, and overall performance of the property. The ideal candidate must possess great written and oral communication skills; ability to lead others; manage staff; monitor and direct maintenance staff and contractors; resolve residents’ issues; excel in time management; manage budgets.Computer skills are a must.
Reporting and Compensation:
- Reports to: Regional Property Manager (RPM)
- Direct Reports: 3-7 (onsite maintenance/leasing personnel)
- Compensation: Salary (FLSA Exempt)

Duties and Responsibilities:
- Conduct all business in accordance with Launch Property Management policies and procedures, Fair Housing laws, Americans with Disabilities Act laws, Fair Credit Reporting Act laws, and all other Federal and State laws.
- Maintain property KPI targets including:
- Consistent positive monthly Net Absorption
- Consistent positive quarterly survey responses in both leasing and maintenance
- Consistent minimization of monthly property losses as reflected in Gross Potential Rent reports
- Consistent minimization of resident turnover/churn not to exceed 25%
- Maintain consistent maintenance response and resolution time not to exceed 48 hrs unless external vendors are involved.
FINANCIAL
- In conjunction with the RPM, the PM will assist in formulation of budgets for each upcoming calendar year. The property manager is responsible for staying within the established budget guidelines throughout the year.
- Actively maintain and report monthly variances and narratives.
- Ensures that all rents are collected when due, and posted in a timely manner.
- Performs evictions as required on delinquent rents.
- Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance. The PM is responsible for approving and submitting all invoices to the corporate office for payment.
- Makes rental rate recommendations to the RPM.
HUMAN RESOURCES
- Makes hiring recommendations to the RPM, trains, motivates and supervises all on-site staff in order to achieve operational goals of the assigned community.
- Provides comprehensive feedback to non-performing employees.
SAFETY
- Reports all liability and community incidents to the corporate office immediately.
- Ensures that any workers’ compensations claims are reported to HR and proper paperwork is completed.
- Ensures that staff completes safety courses
ADMINISTRATIVE/OFFICE
- Ensures that lease files are complete and that completion of leases is being executed properly. Approves in writing all leases on the property.
- Responsible for maintaining clean, welcoming offices that are open as scheduled.
- Maintains records on all aspects of management activity on a daily, weekly, and monthly basis. Submits required reports to corporate offices on a weekly and monthly basis.
RESIDENT RELATIONS
- Maintain a positive customer service attitude.
- Periodic inspection with residents move-in/move-outs.
- Review all notices to vacate to determine the cause of the move-out.
- Initiate and implement policies/procedures to maintain resident communications; e.g., complaints, service requests, etc.
- Lead Resident Managers to effectively accomplish their assigned responsibilities
MAINTENANCE
- Physically walk and inspect the community on a regular basis; check on vacant apartments.
- Updates property management software indicating vacancy status on a daily basis. Coordinates with maintenance and make-ready staff to ensure timely condition of apartments after move-out.
- Work closely with Maintenance Tech to monitor and schedule all maintenance activity.
- Pick up trash as necessary
MARKETING/LEASING
- Conduct market surveys monthly and provide trend report information. Shop competition and be aware of neighborhood market conditions.
- Welcome and show community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork.

Job Type: Full-time
Pay: $60,000.00 - $65,000.00 per year
