Regional Property Manager Job Description
Launch Property Management’s (LPM) mission is to catalyze community through hospitable housing. We do this with a particular care and focus on immigrant and refugee populations. The Regional Property Manager (RPM) is accountable for all aspects of management of several apartment communities within a Kentucky and Indiana Region and will be responsible for the implementation of marketing and leasing initiatives, as well as strategies that promote the optimum achievement of operational, compliance, financial, and overall performance of the property.
Additionally, the RPM will provide occasional coaching and subject matter training for the wider team as needed. The ideal candidate must possess great written and oral communication skills; ability to lead others; manage staff; monitor and direct maintenance staff and contractors; resolve residents’ issues; excel in time management and manage budgets.

KEY RESPONSIBILITIES:
- Conduct all business in accordance with Launch Property Management policies and procedures, Fair Housing laws, Americans with Disabilities Act laws, Fair Credit Reporting Act laws, and all other Federal and State laws.
- Ensure the timely completion of regular property inspections, and ensuring properties meet safety, quality, and cleanliness standards.
- Manage the implementation of preventive maintenance programs to maintain the properties’ long-term value.
Team Leadership and Supervision
- Hire, train, and supervise, on-site property managers and staff, fostering a productive and positive work environment.
- Conduct regular meetings with on-site teams to review performance, discuss issues, and share best practices in order to achieve operational goals.
- Provide training and development opportunities to enhance the skills of the team.
- Makes hiring recommendations to the Vice President of Operations
Financial Management
- Monitor the financial performance of properties, including budgeting, forecasting, and ensuring expenses remain within established budget guidelines.
- Ensure accurate and timely processing of rent collections, vendor payments, and other financial transactions.
- Make rental rate recommendations to the Vice President of Operations.
Tenant Relations
- Implement tenant retention strategies and manage lease renewals to minimize vacancies.
- Ensures quarterly inspection of all units with appropriate follow up as required to ensure safe and hospitable living conditions.
Leasing And Marketing
- Ensures lease files are completed properly. Approves in writing all leases on the property.
- Submits required reports to corporate offices on a weekly and monthly basis.
- Monitor and analyze local market conditions to remain competitive in pricing/service offerings. Shop competition and be aware of neighborhood market conditions.
- Assist Property Managers as needed (i.e. vacation or periods of unavailability).
Compliance And Risk Management
- Identify and address potential risks related to property operations, including security, insurance, and safety hazards.
- Reports all liability and community incidents to the corporate office immediately. Ensure any workers’ compensations claims are reported and appropriate paperwork is completed.
Required Qualifications:
- Minimum of 8 years of experience in property management, with at least 2 years in a supervisory or regional management role.
- Ability to travel frequently within the assigned region to visit properties.
- Strong understanding of property management software and tools.
- Knowledge of local, state, and federal property management laws and regulations.
- Excellent communication, organizational, and leadership skills.
- Ability to manage multiple properties and priorities in a fast-paced environment.
- Strong financial acumen, with the ability to manage budgets and analyze financial reports.
- Ability to solve problems and make sound decisions under pressure.
- Must be able to work effectively in a team environment.
- Must be able to understand and follow verbal and written instructions.
- Friendly, positive, customer service-oriented attitude.
Preferred Qualifications:
- Bi-lingual (Spanish preferred)
- Bachelor’s degree in Property Management, Business Administration, Real Estate, or related field (preferred).
- Certified Property Manager (CPM) or similar property management certification.
- Experience with residential, commercial, or mixed-use properties.
- Previous experience working with large property management firms or real estate investment trusts (REITs).
- Experience with Appfolio Property Management software

Pay: $80,000.00 - $90,000.00 per year
