The Projects Infrastructure & Modernization Division (PIMD) seeks a Construction Manager to oversee planning and supervision of construction and demolition by external contractors. The manager ensures safety, compliance, quality control, and minimal operational disruption, while maintaining safe work conditions. They assist the Project Manager with scope, schedule, and budget development. Projects include research labs, offices, data centers, and infrastructure improvements such as civil, telecom, electrical, mechanical, and demolition. The Construction Manager may handle multiple projects or a single large, complex one.

What You Will Do:

  • Oversee and manage construction activities, ensuring safety and compliance with LBNL, DOE, and relevant regulations.
  • Ensure contractors are oriented to LBNL requirements before starting work.
  • Assist in evaluating and selecting contractors.
  • Coordinate equipment access, permits, schedules, and site surveys to minimize work interference.
  • Issue work orders for LBNL craft support and coordinate subcontractor, staff, and vendor activities.
  • Maintain daily logs of work activities.
  • Plan and schedule tasks for safe execution.
  • Monitor work and coordinate inspections for compliance with codes, drawings, and specifications.
  • Communicate with stakeholders, keeping them informed on work status and schedule.
  • Support Project Manager with contractor submittals, RFIs, and change orders.
  • Act as the "Responsible Individual" for LBNL-issued permits and conduct SBN inspections as needed.
  • Serve as liaison to clients and ensure their needs are met.
  • Review and develop construction schedules, estimates, and evaluate constructability, maintainability, and cost effectiveness.
  • Verify contractor progress for payment requests and ensure "as built" drawings are updated and handed over at completion.
  • Ensure work controls and safety requirements are in place.

What is Required:

Level 3: Requires 8 years of experience, or 3 years with a Bachelor's, or equivalent.

Level 4: Requires 10 years of experience, or 6 years with a Bachelor's, or equivalent.

  • Bachelor's degree in Construction Management/Engineering and experience managing budgets in multi-project environments or in maintenance estimating, planning, and scheduling in complex industrial or laboratory settings.
  • Must have a valid California Driver's License.
  • Experience planning, organizing, and sourcing materials for projects.
  • Ability to make decisions aligned with organizational goals and solve complex problems to meet management or budget targets.
  • Experience applying planning and scheduling principles to tasks and projects.
  • Skilled in developing and evaluating procedures and creating collaborative solutions using advanced technology.
  • Knowledge of schedule management, time-based planning, and interpreting equipment and customer requirements.
  • Strong communication, writing, and documentation skills.
  • Excellent negotiation, conflict resolution, and customer service abilities.
  • Ability to collaborate with diverse teams and coordinate assignments.
  • Proven leadership and experience managing multiple projects, goals, and objectives efficiently.
  • Demonstrated success in implementing work plans and strategies cost-effectively.
  • Experience as a superintendent or construction manager coordinating demolition, remodel, and new construction projects, preferably in complex government, institutional, or industrial buildings.
  • Knowledge of State and local building and safety codes, with experience in plan checks and code compliance reviews, including California Building Codes and industry standards.
  • Familiarity with asbestos abatement regulations (EPA & CAL OSHA), UBC, Fire Code, and construction safety standards (OSHA, NEC).
  • Experience with electrical and/or mechanical projects is a plus.
  • Understanding of environmental regulations (RCRA, Clean Air Act, Clean Water Act, CERCLA) and DOE Orders.
  • Ability to plan, organize, and estimate institutional building renovation, tenant improvement, remediation, and demolition projects.
  • Strong interpersonal skills with experience managing client relationships and collaborating with engineers, clients, and craftsmen.
  • Excellent written and oral communication skills.
  • Proficient in using computers for record keeping, report writing, and communication.
  • Strong organizational, time management, and multitasking skills.
  • Ability to solve complex problems with analytical skills.
  • Proactive, using sound judgment to provide solutions and ensure results.
  • Skilled in conflict resolution, workload balancing, and managing fluctuating priorities.
  • Ability to work both independently and as part of a diverse team.

Notes:

  • This is a full-time career appointment, exempt (monthly paid) from overtime pay.
  • The Construction Manager 3 position is expected to pay $135,000 - $161,000 annually, which fits within the full salary range of $107,364 - $181,200 annually for the job classification of G62.3.
  • The Construction Manager 4 position is expected to pay $165,000 - $185,000 annually, which fits within the full salary range of $124,884 - $210,732 annually for the job classification of G62.4.
  • Salary for this position will commensurate with the final candidate's qualification and experience, including skills, knowledge, relevant education, certifications, plus also aligned with the internal peer group.
  • It is not typical for an individual to be offered a salary at or near the top of the range for a position. Salary offers are determined based on the final candidate's qualifications and experience.
