Director of Maintenance
Position Description:
The Director of Maintenance is responsible for overseeing all aspects of the facility's maintenance operations, including managing a team of maintenance and custodial workers, developing maintenance plans, coordinating repairs and ensuring safety standards are met.
Essential functions of this position are as follows:
· Prepare company vehicles for travel (move and fill gas tanks);
· Oversee custodian position(s).
· Empty shredder boxes in all buildings.
· Gather shredder containers to be hauled off;
· Test/Repair exit lights;
· Ensure pest control is conducted in all buildings;
· Maintenance checks on all company vehicles; and
· Place and receive paper hygiene products and cleaning supplies order.
To perform miscellaneous tasks according to work order request system:
· Cleaning buildings to assist custodial staff when needed;
· Maintenance on all vehicles (oil changes, etc.);
· Place orders with Accounts Payable for maintenance & other supplies;
· Lawn care services (water landscaping, leaf blowing, pulling weeds, trimming trees & bushes, etc.);
· Provide basic electrical, heating & cooling, plumbing and general maintenance services;
· Contact professionals for major electrical, heating & cooling and plumbing repairs;
· Pick up, move &/or install furniture, equipment &/or office supplies for all departments;
· Perform painting, misc. maintenance &/or repair needs of all buildings interiors & exteriors;
· Follow all safety and compliance rules and participate in all required safety and compliance tests
and/or trainings;
· Update and maintain MSDS forms and documentation
· Ensure all services & products are rendered, purchased & used in the most cost-effective manner possible; and
· Perform other duties as required or assigned by the Administrator.
Qualifications
· Minimum of High School Diploma or equivalent;
· Requires general maintenance and time management skills; and
· Ability to interact with the Administrator, Administration, boards, public and staff in an efficient, friendly, cooperative, confidential and professional manner and to ensure great customer service is provided to everyone at all times.
· Must be able to perform all required duties.
· Occasional computer use.
· Constantly operates equipment including but not limited to: truck, tractor, mower, general tools.
· The person in this position frequently communicates with staff, supervisors, board members and other professional populations to inquire about maintenance needs and answer questions regarding maintenance topics.
· Frequently required to move and transport up to 100lbs
