Purpose Statement
The job of Maintenance - Preventive Technician is done for the purpose/s of maintaining a preventive maintenance program on the heating, ventilating, air conditioning and refrigeration systems; identifying repair and/or replacement needs; providing necessary information on the proper uses of the equipment; and ensuring adequate materials are available to complete assignments in a timely manner.
Essential Functions
Assist HVAC technicians in repair and maintenance as may be required for the purpose of ensuring that heating, ventilation and air conditioning units run efficiently.
Assists in repair and maintenance in other areas of maintenance as may be required for the purpose of completing projects and work orders efficiently.
Changes water filters on icemakers, water fountains, kitchen equipment, etc. for the purpose of ensuring that drinking water is safe for consumption and use.
Changes all HVAC filters districtwide for the purpose of ensuring that the heating, ventilation and air condition units run efficiently.
Cleans HVAC/Refrigeration units with condensers (e.g. milk coolers, refrigerators, freezers, air conditioners, water fountains, chillers, air handlers, icemakers, etc.) for the purpose of ensuring that items are available and in safe working condition.
Coordinates with administration, supervisor, and other trades for the purpose of completing projects/work orders efficiently.
Inspects a variety of HVAC/Refrigeration equipment (e.g. all motor belts, bearings, exhaust fans, etc.) for the purpose of identifying equipment and/or systems repair and replacement needs.
Inventories/orders all HVAC filters and water filters for the purpose of ensuring the availability for on time filter changes.
Maintains tools and/or equipment for the purpose of ensuring the availability of equipment n safe operating condition.
Prepares documentation (e.g. preventive maintenance reports, daily paperwork, work orders, etc.) for the purpose of providing written support in compliance with regulations and/or conveying information.
Procures equipment and supplies for the purpose of maintaining inventory and ensuring availability of required items.
Replaces a variety of items relating to the districtwide HVAC/Refrigeration (e.g. motor belts, lubricates motors/bearings, changes oil filters, etc.) for the purpose of ensuring that items are available and in safe working condition.
Responds to emergency situations for the purpose of resolving immediate safety concerns.
Transports various items (e.g. tools, equipment, supplies, etc.) for the purpose of ensuring the availability of materials required at job site.
Other Functions
Assists other personnel as may be required for the purpose of supporting them in the completion of their work activities.
Job Requirements: Minimum Qualifications Skills, Knowledge and Abilities
SKILLS are required to perform multiple, technical tasks with a need to occasionally upgrade skills in order to meet changing job conditions. Specific skill based competencies required to satisfactorily perform the functions of the job include: operating equipment used in the maintenance on HVAC & R equipment; preparing and maintaining accurate records; and adhering to safety practices.
KNOWLEDGE is required to perform basic math, including calculations using fractions, percents, and/or ratios; read technical information, compose a variety of documents, and/or facilitate group discussions; and solve practical problems. Specific knowledge based competencies required to satisfactorily perform the functions of the job include: preventive maintenance heating, ventilating, refrigeration and air conditioning systems; and safety regulations.
ABILITY is required to schedule a number of activities, meetings, and/or events; gather and/or collate data; and consider a wide variety of factors when using equipment. Flexibility is required to work with others; work with data utilizing specific, defined processes; and utilize equipment under a variety of conditions for multiple purposes.
Ability is also required to work with a wide diversity of individuals; work with similar types of data; and utilize a wide variety of types of job-related equipment. Problem solving is required to identify issues and create action plans.
Problem solving with data requires following prescribed guidelines; and problem solving with equipment is significant. Specific ability based competencies required to satisfactorily perform the functions of the job include: adapting to changing work priorities; communicating with diverse groups; meeting deadlines and schedules; working as part of a team; working with constant interruptions; adhering to district policies; and regular attendance except when taking approved leave.

Responsibilities include: working under limited supervision following standardized practices and/or methods; providing information and/or advising others; operating within a defined budget. Utilization of some resources from other work units is often required to perform the job's functions. There is a continual opportunity to impact the organization’s services.
Work Environment
The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling, frequent climbing and balancing, frequent stooping, kneeling, crouching, and/or crawling and significant fine finger dexterity. Generally the job requires 20% sitting, 45% walking, and 35% standing. The job is performed under some temperature extremes and under conditions with exposure to risk of injury and/or illness.
The job requires a willingness to work special hours (e.g. 12pm - 8pm) for the sole purpose of complicated scheduling issues.
Experience: Job related experience is required.
