You’ll join a talented team responsible for both urban and suburban product types and quality offerings that include commercial, social, and residential spaces.
The Difference You Will Make:
Lifestyle Construction Services, part of Lifestyle Communities – a vertically integrated provider of quality residential communities, is seeking a Superintendent to support our project in North Charleston, SC. The successful candidate will deliver concrete/steel products in mid to high-rise construction spaces for a one-of-a-kind urban residential community. The Superintendent will be focused on communicating and supervising on-site trades, sub-contractor relationships while ensuring adherence to quality standards, budgeted cost, plans, specs, schedules, and workplace safety requirements to achieve maximum production in the most efficient manner while supporting the Senior Superintendent in the management of a safe and productive project site in addition to promoting team building, organization of work, and oversight of trade partners to achieve maximum production in the most efficient manner.
Who You Are:
- Manages daily site building operations and construction activities at respective, assigned multi-project site level. Initial focus will be to manage buildout of the residential and amenity structures.
- Leads quality control and scheduling ensuring that all projects achieve first time quality with adherence to Quality Standards and building codes. Partner with the Hospitality and Development team operations to ensure product delivery meets standards.
- Responsible for the satisfactory completion and acceptance by the Hospitality and Development team operations of building interiors and exteriors within time frame of agreed upon delivery dates including reviewing, accepting, and rejecting workmanship and materials.
- Collaborate with subcontractors and vendors in the final pre-concealment stages to identify and fix any deficiencies.
- Ensures quality by walking amenity daily to rectify any inferior work and diligently track rework. Ensuring build site, amenities, and all apartment units and buildings are free of debris and OSHA compliant.
- Review, understand, and enforce contract documents and verify subcontractors are abiding by contract documents.
- Manage project closeout, ensuring all requirements are met.
- Inspect the quality of work for compliance with design standards and ensure corrective action occurs if/when necessary.
- Ensures projects are built with careful attention to all LC standards of quality, within budget and on schedule.
- Consistently generate Daily Log reports, providing details for the entire production team to clarify job site needs and to document job site activities and communication.
- Establishes and manages construction schedules and communicates relevant updates to internal team members, partners, and customers.
- Day-to-day site management including scope and schedule review with local team and establishment of best practices for daily work processes.
- Ensures assigned project site adheres to all LC standards and required health and safety regulations.
- Performs relevant, required support functions including, but not limited to, file management and file workflow, record retention, and processing and coding invoices.
- Responsible for ensuring an accurate list of required inspections along with certification that inspections have been passed.
- Vigorously oversee material logistics, staging and movement, job site inventory management, and equipment/tool needs.
- Completes other projects as assigned.
What You’ll Bring:

- Bachelor’s degree in Construction Management or Engineering (Industrial, Mechanical, or Civil)
- 3-5 years related experience in industrial or multifamily construction
- Strong knowledge base of building components including foundation and structural systems, exterior wall systems, interior finishes, and HVAC.
- Proficient with reading, understanding, and interpreting plans, specifications, drawings, contracts, and other documents pertaining to all aspects of the project.
- Experience in Lean Construction Delivery Methodology is a plus.
- Familiarity with construction management and office productivity software, including MS Excel, MS Word, MS Project, Procore, Viewpoint, or other web-based or mobile document and project management solutions.
- Effectively resolve or escalate issues with subcontractors and other third parties in a timely manner.
