LCB Senior Living is currently seeking a Leasing Director for Mattison Crossing, our Senior Living community in Freehold, NJ.  As Leasing Director, you will be charged with working with potential families to educate them on LCB Senior Living offerings and differentiators as you guide them through decision making to choose an LCB Senior Living community as their new home! An ideal candidate will possess an entrepreneurial spirit, confidence, persistence- a relationship builder with expertise in problem solving that strives for successful outcomes through strategic planning and execution. 

Key responsibilities for the Leasing Director include:

  • Supporting potential families in their exploration of senior living options and educating on LCB offerings to guide to choosing assigned community.
  • Achieve quarterly targets through successful sales execution and pipeline management.
  • Building and maintaining prospect and professional relationships through strong lead base and CRM management
  • Marketing LCB Senior Living key differentiators to general market and industry professionals through strong value proposition development and articulation
  • Developing strong professional relationships in target market that leads to qualified referrals to the community.

 

Key position requirements of the Leasing Director:

  • Bachelor's degree from an accredited college or university preferred.
  • 3-5 years of consumer-based sales experience- senior living, healthcare, hospitality preferred: strong track record of sales/closing experience outside the senior living/health care field will also be considered.
  • Ability to quickly connect with prospects and guide them with a consultative sales approach, overcome objections and generate sales; strong ability to close sales.
  • Demonstrate an entrepreneurial spirit with a startup mentality, strong orientation towards goals and big picture thinking, self-starter,  
  • Ability to organize and manage multiple priorities.
  • Positive attitude, enthusiasm and energy.
  • Strong verbal communication skills
  • Proficiency in computer applications such as Microsoft Outlook, Word, Excel
  • Experience in usage of CRM application preferred.
  • A driver's license, insurance, and reliable vehicle

 

Qualifications

  2. Knowledge, Skills, and Abilities: Requires the ability to assist in maintaining the overall census to budgeted goals or above. The ability to establish and maintain a positive image and productive relationships with marketing and referral sources is required. Organizational skills are essential. The ability to communicate effectively in English both orally and in writing is essential.
  3. Education: Bachelor's Degree from an accredited college or university is preferred.
  4. Experience: Requires at least two years of occupancy/marketing/admissions experience or sales background, preferably in the health care or service industry.
  5. Certificates..licenses: Valid driver's license in the state employed is required.

ESSENTIAL FUNCTIONS, DUTIES and RESPONSIBILITIES:

    • Promote the mission and core values of the Residence and LCB Senior Living to residents, visitors, co- workers and the surrounding community.
  • As a department head you are expected to have an active role in growing community

occupancy by representing and interacting positively with potential residents, family members and professionals. Lead the sales process to drive occupancy and revenue. Minimum of 4 close a month is the basic expectation in a community. You must be able to effectively manage a database and conversion of prospects to tours based on community targets.

    • Perform all duties and responsibilities with a positive attitude.
  • Act as a representative of the residence to the community.
  • Establish and maintain continuing favorable relationships through outreach with social service departments, hospitals, physician offices and other marketing and referral sources. Expectation is 6 external visits per week.
  • Initiate and coordinate the visit of influential individuals or groups and other community members or groups to the community for planned visits, tours, meetings, presentations, etc.
  • Coordinate and manage community internal and external marketing events.
  • Establish and maintain a favorable impression of the residence to the resident's family and friends, influential individuals and groups, community members, etc.
  • Communicate with residence staff regarding current status and goals of the census.
 
    • Works with all associates to provide proper information for resident move-ins.
    • Maintain current knowledge of programs and regulations, which affect the inquiry, occupancy and vacating procedure.
    • Update of competitive communities in the marketing area and any changes that will influence the residence's programs and progress updating the competitive analysis accordingly.
    • Conduct and/or attends required in-service training and orientation.
    • Uses and enters all sales activities into company lead tracking software and ensures data is accurate and current.
    • Completes all reports in a timely and accurate manner.
    • Complies with all corporate directives positively and in a timely fashion.
    • Demonstrates accurate analysis of relevant population market conditions.
    • Participates in local community organizations on a regular basis.
  • Shows initiative in responding to market and developing unique products and procedures.
  • Communicates effectively (both verbally and in writing) in English.
  • Other duties as requested.
  • The ability to travel and work flexible hours
  • Uses and enters all sales activities into company lead tracking software and ensures data is accurate and current.
  • Participates in local community organizations on a regular basis.
  • Shows initiative in responding to market and developing unique products and procedures.
  • Ensures model apartments are well appointed, clean, and neat

Job Duties Monthly:

  • Plans and coordinates lead generating events each month
  • Proactively identifies and pursues publicity opportunities
  • Coordinates new resident move-in process with support of management team, including all required paperwork, unit readiness, resident requests and welcome event
  • Meets monthly budget targets, with any variances to be discussed with the Executive Director
  • Provide monthly sales and/or customer service training to concierges and managers

Lead the development and implementation of all strategies and tactics for the community consistent with LCB's corporate objectives

Job Duties Ongoing:

  • Analyzes the strengths and weaknesses of the community compared to competitors and develops appropriate action steps to effectively sell against the competition
  • Identifies primary and secondary markets with appropriate sales strategies and tactics
  • Gathers WELCOME HOME reports for analysis and interpretation (to identify solutions)

Complete competitive market analysis data and maintains a detailed competitor comparative analysis (including rates, apartment sizes, services, and amenities) twice a year.

  • Sales Expectations:

Minimum of 4 move ins a month

Average New Lead to Visit conversion of 55-60% Average Close to Visit conversion of 28-32% Average Close to New Lead conversion of 18-20%

PHYSICAL AND ENVIRONMENTAL DEMANDS:

Good physical and mental health. Finger and hand dexterity to handle and manipulate instruments and equipment. Visual and auditory acuity. Must be able to lift a minimum of fifteen (15) lbs., and be able to carry objects. Must be able to push and pull carts, and continuously walk, sit and stand. Must be able to tum, crouch, kneel, stoop, bend below waist, and reach above shoulder height as tasks dictate. Must use good body mechanics. Should be neat and well groomed. Must be able to type and use a computer.  Must project a positive attitude towards the service provided.

 

Associate is not subject to potential exposure to blood or other potentially infectious materials, and to handling hazardous chemicals (Category 3).
