POSITION SUMMARY:
The Asset Manager is directly responsible for oversight and of 3rdparty property management services for an assigned portfolio of multifamily communities. This includes overseeing residential real-estate properties and monitoring community operations to provide residents with best-in-class client experience through consistently delivering quality apartment homes and services while achieving annual financial performance goals and long-term community value.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
- Oversee management companies to ensure all resident objectives and property performance measures are consistently achieved
- Review weekly, monthly, and quarterly site reports to monitor property performance and proactively identify potential issues or trends
- Conducts property inspections to include amenities, vacant units, maintenance facilities, lease files, property files, and shared folders
- Performs monthly review of property financial statements and assists in the forecast of budget figures
- Maintains communities to ensure excellent curb appeal and physical condition consistent with company objectives
- Communicate changes in property conditions, market conditions, or personnel situations, which may impact property performance
- Ensure properties are in compliance with federal and state agency requirements, and reporting and in good standing
- Coordinate federal and state housing inspections and monitor reporting requirements to ensure timely and accurate information is provided
- Assist as needed with financial and operational reporting to lenders and investors
- Collaborate with related entities to provide feedback on design and construction, as well as identity rental and expense trends to be considered for underwriting in potential new projects
- Assist with creating business plans for properties
MINIMUM SKILLS AND ABILITIES:
- Advanced competency with computers, peripherals, and variety of software, including Microsoft Word, Excel, Outlook, and PowerPoint, and operating in a LAN and WAN environment
- Strong ability to communicate effectively, both in oral and written form. Must be articulate with the ability to be persuasive and organized in thought and composition when speaking with others and when formulating emails, memos, and letters
- Must be able to identify and resolve problems promptly and gather and analyze information
- Ability to interpret responsibilities and possess initiative and willingness to assume additional responsibilities
- Acts as a team member with all employees
- Ability to work effectively with external vendors and customers; consistently exhibits a professional demeanor in dealing with others and works to maintain constructive working relationships
- Must be able to adapt to changes in the work environment; manage competing demands and is able to deal with change, delays, or unexpected events.
- Ability to travel to and from destinations as necessary; site visits are required to all assigned properties in Dallas and Ft. Worth, TX.
PREFERRED QUALIFICATIONS
- Up to 2 years equivalent experience.
- Bachelor’s degree in business, Finance, or Accounting preferred.
