What are the responsibilities and job description for the Director of Pre-Construction position at LDG Development?

This position is an executive level position responsible for the preparation of cost proposals for various projects and participation and preparation of contractor’s bid packages, bid review, estimate analysis, and award discussions.
Job Responsibilities include, but are not limited to:
- Create and manage a preconstruction group within the firm that will perform the following:
- Collaborate with internal stakeholders to define projects, goals, strategies, and performance metrics.
- Building and maintaining relationships for the success of the projects and company. Working closely with developers, architects, and engineers to ensure design aligns with budget constraints and project goals.
- Take a leadership role in the reevaluation/redesign of LDG prototype project designs. Aligning and managing internal and external stakeholders. Providing active cost evaluation/value engineering to inform design decisions during evaluation period.
- Create and manage standardized cost models for each typical product type – Garden, High-density, and Podium.
- Experience in and ability to solicit subcontractors and vendors within multiple markets across the country for compilation of project proposals. Ie: GA, TN, NC, SC, TX, KY, OH.
- With the assistance of the designated project team, create and manage detailed subcontractor bid tabulations for each project. Bid tabulation sheets shall be standardized for use in informing the overall project estimates and communicate cost information to all stakeholders.
- Manage the bid process through the use of Procore including document management, subcontractor prequalification, and bid solicitations. Manage all documentation to ensure the project is compliant, remains on schedule, and remains within budget while monitoring all costs.
- Evaluating and providing recommendations for system designs, including building envelope, structural, and MEP to ensure compliance with industry standards and cost-effectiveness.
- Assist development team during the site evaluation period including the solicitation and scheduling of consultants for environmental and geotechnical engineering. Ability to read, understand, and incorporate relevant information into the overall project cost estimates. Conduct thorough site assessments to evaluate development potential and identify potential risks.
- Assist the design team during conceptual site fits to help inform constructability and best value placement of buildings and components.
- Develop detailed project budgets and schedules based on market conditions and project scope.
- Scheduling projects in logical steps and budgeting time required to meet deadlines.
- Track and analyze data to reduce gaps between estimates and actual costs.
- Prepare and present estimate documentation, including gaps in available data.
- Prepares estimates according to the requirements of multiple delivery systems. Review quotes and estimates with the project management team.
- Ensure compliance with zoning, building codes, and regulatory requirements.
- Assists with post-bid buyout.
- Initiates and participates in industry networking and meet-and-greet presentations with subcontractors and suppliers.
- Participate in consultant meetings through the preconstruction and construction stages
- Monitor projects under construction to compile historical data to inform future estimates.
- Anticipate and resolve issues and conflicts that may come up during projects with input from the project team
- Create and manage standardized policies and procedures for the smooth transition of a Project from Development to Construction
Job Requirements
- Bachelor's degree in Building Construction Management, Real Estate, Architecture, Civil Engineer or Business Administration required, Master’s degree a plus
- 15 years of directly relevant work experience in construction, real estate, estimating, or project management, preferably in multi-family construction.
- Background in urban design and planning, site planning, construction oversight and delivery, and overall project management of residential and commercial developments through completion.
- Louisville, KY is the highly preferred location for this executive level position. Regular travel to and collaboration with the Austin, TX team is required.
- Proven leadership skills that cultivate collaboration among internal and external stakeholders
- Ability to work in a collaborative environment with a focus on internal team and client satisfaction for team success
- Demonstrated record of successful project management in complex situations
- Must be willing to occasionally travel to project sites and regional offices
- Excellent written and verbal skills.
- Strong organizational skills.
- Experience with AIA and modified contracts.
- Proficiency in Procore, SketchUp, Advanced Microsoft Office Suite - Project, Excel, and Word required.

Pay: $158,600.00 - $195,000.00 per year
