We are seeking a skilled and experienced Construction Project Manager to oversee and manage construction projects from inception to completion. The ideal candidate will be responsible for ensuring that projects are completed on time, within budget, and to the highest quality standards. This role requires strong leadership, excellent communication skills, and a comprehensive understanding of construction processes and methodologies.
Position Summary
Provide professional project management services all designated projects and assignments for our clients. Interact professionally and competently with all client owners, executives, business/operational managers, administrators, representatives, and coordinators to fully understand or define project scope and needs. Review and understand existing or planned site/building conditions of business operations within existing facilities. Work closely and collaborate with all architects, designers, engineers and other project team members to drive efficient planning and implementation activities that results in a successful project completion. Provide subject matter expertise on construction means, contract delivery methods, experience and quality. Effectively monitor progress on all project tasks in accordance with project scope, intent, schedule and budgets. Project manager always represents our client’s best interests to reduce their business disruption, risks, delays and costs. We succeed when our clients succeed.
Duties
- Provide project planning, administration, construction oversight and technical support to ensure all construction tasks are effectively executed in accordance with contract documents, best practices, industry standards and code compliance.
- Establish project objectives, scope and deliverables in collaboration with team members and stakeholders to align with client requirements.
- Develop and manage project schedules, budgets and resource allocations to ensure cost efficiency and timely delivery.
- Assist with invitations to bid. Attend pre-design and pre-construction walkthroughs with clients and design teams to clearly understand existing site and building conditions. Contribute all subject matter input for any scope clarifications.
- Prepare and distribute all project bid documentations to sub-contractors for timely pricing responses. Coordinate all requests for information with design team as required.
- Assemble all bidding data received, analyze, summarize and review with company leadership team. Prepare final bids and submit in timely manner in accordance with bidding instructions.
- Assist leadership team in preparing and awarding all contracts and subcontracts as required on every project.
- Develop project budget control documents, track all costs and expenses, review all payment requisitions and report on progress.
- Coordinate labor assignments with company leaders and material ordering and delivery for cost effectiveness and timely performance.
- Prepare alternate cost solutions and value engineering recommendations.
- Review and manage all change orders to minimize financial impact to clients and company profits.
- Participate in regular staff meetings and operational reviews to report on project status and performance.
- Schedule and coordinate all building inspections with town agencies and officials as required.
- Conduct regular site inspections to review progress, ensure quality control, promote and monitor adherence of health & safety regulations, code compliance and to respond to any field conditions.
- Respond to any and all-weather related emergencies and/or job site accidents that may arise on assigned projects. Notify company leaders, clients and agencies having jurisdiction as required.
- Prepare, log and submit all shop drawings, materials specifications and data sheets.
- Attend all project meetings to report on status. Prepare any agendas, meeting notes and follow up correspondence required as a result.
- Conduct field inspections for substantial completion and prepare a punchlist of incomplete or unsatisfactory items. Follow up with all responsible parties to complete the work in accordance with contract performance expectations and quality.
- Manage final project punchlist to satisfactory completion.
- Conduct or monitor all building systems commissioning and provide necessary documentation.
- Prepare project/operations manual for turnover to the client at project completion.
- Lead and manage all aspects of construction projects, including planning, execution, and closing phases.
- Coordinate with architects, engineers, subcontractors, and other stakeholders to ensure project specifications are met.
- Facilitate communication among team members and stakeholders to resolve issues promptly.
