What are the responsibilities and job description for the Full Time Janitor position at Leasing and Management Company, Inc.?
ENSURE MAXIMUM OCCUPANCY
Inspect property on a daily basis to ensure all aspects of the property and curb appeal.
Complete grounds work as directed by Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.
Responsible for alerting the Property Manager of any unusual occurrence and/or damage that have taken place or that may occur.
Assure safety standards are used which comply with all company, local, City, State and Federal guidelines
* RESIDENT RELATIONS*
Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
Sweeps, vacuums, and mops floors and stairways.
Gathers and disposes of rubbish and waste materials by hand. Replaces light bulbs.
Observes appearances and conditions of premises and equipment; reports needed repairs, safety hazards, or conditions requiring outside vendor services.
Dusts such items as blinds, furniture, file cabinets, and windowsills using treated dust mittens, cloths, or hand-cleaning items.
Scrubs, strips, sanitizes, waxes, and buffs floors using powered machines equipped with rotating brushes.
Polishes furniture, metal work, and chrome using appropriate cleaning and polishing compounds.
Washes walls, ceilings, woodwork, windows, mirrors, and fixtures using both step and extension ladders.
Loads and unloads supplies, and moves heavy furniture and equipment using dollies, handcarts, or power equipment.
May perform ground maintenance including removal of snow from sidewalks, salting walkways, mowing areas of grass, trimming shrubs, etc.
This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly.
Special projects and other responsibilities as may be determined.

Pay: $17.00 per hour
