Job Overview:
As the Maintenance Director at Legacy at College Hill, you will be responsible for the upkeep, maintenance, and overall functionality of the community’s physical environment. You will ensure the facility is safe, clean, and well-maintained, meeting all safety and regulatory requirements. This hands-on role involves managing maintenance staff, overseeing daily operations, and addressing maintenance requests promptly. You will work closely with the management team to ensure a comfortable, well-maintained environment for residents and staff.
Key Duties and Responsibilities:
- Facility Maintenance:
- Oversee and coordinate the general maintenance of the facility, ensuring a clean, safe, and functional environment for residents, staff, and visitors.
- Perform routine inspections of the building and grounds to identify areas requiring repairs or upgrades.
- Troubleshoot and repair plumbing, electrical, HVAC, appliances, and general facility equipment.
- Ensure all maintenance work complies with local, state, and federal regulations.
- Supervision and Leadership:
- Supervise maintenance staff, providing training, guidance, and performance evaluations.
- Manage scheduling for preventative maintenance, ensuring that all systems (HVAC, plumbing, electrical, etc.) are regularly inspected and maintained.
- Direct daily maintenance operations and handle maintenance requests from staff and residents in a timely manner.
- Coordinate vendor services and outside contractors for specialized repairs and maintenance projects.
- Safety and Compliance:
- Maintain a safe and hazard-free environment for residents, employees, and visitors.
- Ensure the facility complies with all applicable safety regulations, including fire codes and OSHA guidelines.
- Respond to emergency maintenance issues (e.g., power outages, plumbing issues, heating/cooling problems) as needed.
- Budgeting and Resource Management:
- Assist in developing and managing the maintenance budget, ensuring cost-effective practices while maintaining high-quality standards.
- Monitor inventory of maintenance supplies and equipment, ensuring adequate stock levels and cost control.
- Other Responsibilities:
- Participate in facility improvement and renovation projects.
- Handle snow removal, lawn care, and general landscaping as needed.
- Ensure that common areas are visually appealing and well-maintained.
Education and Qualifications:
- Education:
- High school diploma or equivalent required.
- Additional training or certifications in maintenance, facilities management, or related fields preferred (e.g., HVAC certification, plumbing, electrical).
- Experience:
- Minimum of 3-5 years of experience in building maintenance, facilities management, or a similar role, preferably in a healthcare or senior living environment.
- Experience in managing a team or supervising staff is highly desirable.
- Skills and Knowledge:
- Strong technical skills in areas such as HVAC, plumbing, electrical systems, and general building maintenance.
- Ability to troubleshoot and resolve complex maintenance issues independently.
- Knowledge of safety standards and regulations in a healthcare or senior living environment.
- Strong leadership and communication skills, with the ability to work well with staff and residents.
- Organizational skills to prioritize and manage multiple tasks and projects efficiently.
- Ability to manage and work within a budget.
