This role is ideal for a hands-on leader who excels in troubleshooting, service requests, and apartment turns, ensuring our residents receive the highest level of service.
Job Summary
As the Maintenance Supervisor, you will oversee all aspects of property maintenance, ensuring that 90 percent or more of service requests and unit turns are completed in-house. You will be responsible for leading a team of maintenance technicians, managing budgets, and ensuring compliance with all safety and maintenance regulations. This role requires strong leadership, technical expertise, and a proactive approach to problem-solving.
Key Responsibilities
Team Leadership & Operations Management
- Lead, train, and mentor the maintenance team to ensure high-quality service and efficiency.
- Supervise and coordinate daily maintenance activities while enforcing safety and operational standards.
- Maintain a proactive approach to property upkeep, ensuring resident satisfaction and asset preservation.
Maintenance & Repairs
- Perform and oversee HVAC, plumbing, electrical, carpentry, and appliance repairs and replacements.
- Complete apartment turns and work orders efficiently, handling 90 percent or more of tasks in-house.
- Develop and execute preventive maintenance plans to minimize downtime.
- Ensure the proper operation of pools, grounds, and common areas.
Compliance & Budgeting
- Ensure all work complies with EPA, OSHA, and property safety standards.
- Work within a set budget for maintenance operations, including vendor coordination and inventory management.
- Maintain accurate records using Yardi or similar property management software.
On-Call & Emergency Response
- Participate in an on-call rotation and be available for overtime, weekends, and emergency maintenance needs.
Qualifications
- Experience: Minimum two years of experience as an apartment Maintenance Supervisor in a multifamily setting.
- Certifications:
- EPA Certification (Required)
- CPO (Preferred)
- Technical Skills: Proficiency in HVAC, plumbing, electrical, and general maintenance.
- Software Knowledge: Familiarity with Yardi or similar property management systems.
- Leadership: Strong ability to lead a team and create a culture of accountability and excellence.
- Problem-Solving: Ability to troubleshoot and resolve maintenance issues efficiently.
