Overview
We are seeking a dedicated and skilled Maintenance Supervisor to lead by example and actively participate in the maintenance and repair of our vintage property. This hands-on role requires someone who can manage a team, perform maintenance tasks, and ensure the efficient operation and preservation of our facilities. The ideal candidate will have strong leadership skills, technical expertise, and a commitment to maintaining safety and high operational standards.
Key Responsibilities:
- Hands-On Maintenance: Actively perform repairs and maintenance tasks alongside the team, including diagnosing and fixing issues related to:
- Appliances (refrigerators, dishwashers, stoves)
- HVAC systems (troubleshooting, filter replacement, minor repairs)
- Plumbing (leaks, clogs, fixtures, water heaters)
- Electrical systems (wiring, outlets, switches, lighting)
- General building maintenance (carpentry, painting, drywall repairs, hardware replacements)
- Team Leadership: Supervise and direct the daily activities of the maintenance team, ensuring tasks are completed efficiently and to a high standard.
- Maintenance Tracking: Utilize Yardi or other CMMS to:
- Track and complete work orders
- Schedule preventive maintenance
- Maintain accurate records of repairs and inventory
- Property Inspections: Conduct regular inspections of apartments, buildings, and equipment to identify potential issues and address them proactively.
- Training & Development: Provide hands-on training to maintenance staff on safety procedures, equipment usage, and best practices for repairs and maintenance.
- Safety Compliance: Ensure all tasks are performed in compliance with safety regulations, building codes, and property management policies.
- Inventory Management: Monitor and manage maintenance supplies and parts inventory, ensuring timely replenishment and proper storage.
Qualifications:
- Proven experience as a working maintenance supervisor or lead technician, preferably in property management.
- Strong hands-on skills in diagnosing and repairing appliances, HVAC systems, plumbing, electrical systems, and general building maintenance.
- Proficiency in Yardi or similar property management software (highly desirable).
- Excellent communication and leadership skills to guide and motivate the team.
- Ability to balance supervising and performing maintenance tasks effectively.
- Strong organizational skills and the ability to manage multiple tasks in a fast-paced environment.
