What are the responsibilities and job description for the Maintenance Manager position at Legacy Vacation Resorts?
POSITION SUMMARY
Responsible for ensuring the completion of highly diversified duties including but not limited to install, troubleshooting, repair and maintaining the operating and quality standards throughout the property according to safety, predictive and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives. Focusing on the mission statement and developing a culture that takes care of the environment and gives back to the community.
Essential Functions Statement(s)
- Develops, assigns and directs weekly schedules and daily duties of the maintenance team.
- Remains prepared and able to coordinate efforts in case of an emergency (i.e. fire, flood, hurricane or other natural disasters) to secure the property, help evacuate guests in an orderly manner (if necessary), know all emergency exits, know where all fire extinguishers/pull-stations are located, and know location of all circuit breakers and water valves.
- Adheres and enforces all laws and regulations as they pertain to Occupational Safety and Health Administration (OSHA), Environmental Protection Agency (EPA), Americans with Disabilities Act (ADA), or any other state or federal law or act.
- Possess working knowledge of all paperwork required on a day-to-day basis (i.e. purchase orders, departmental budget reports, new hire paperwork, maintenance slips, QA inspection forms, disciplinary forms or separations, check requests, team member performance evaluations, status notices, time keeping and vacation requests.
- Plans and performs maintenance on electrical, plumbing, HVAC, swimming pool and other areas of resort operations in a manner that provides uninterrupted guest service.
- Maintains an open and positive line of communication with all team members and department heads to ensure the Company’s quality and service standards are maintained, and the needs of the guest and team members are known and addressed in a timely manner.
- Establishes and maintains records of planned and completed processes and projects of the resort.
- Ensures all sub-contractors meet all minimum requirements in the form of licenses and insurance and provide sufficient documentation before performing any work on Company property.
- Monitors the use of inventories of spare parts, maintenance supplies, and equipment and initiates reordering when necessary.
- Ensures the Maintenance Department team members are adequately trained, equipped, and motivated so that the maintenance program can be accomplished in a safe, timely, and cost-effective manner.
- Communicates directly with other department heads to coordinate maintenance and repair work.
- Must be able act as Resort Lead/MOD to effectively respond to property/guests’ needs and request assistance as need/directed to do so.
- Complete various additional tasks and assignments as needed.
SKILLS & ABILITIES
Education: High School Graduate or General Education Degree (GED).
Experience: Three to five years related experience management experience.
Computer Skills: Must have knowledge of Microsoft Office, smart/android phone, purchasing system
Certificates & Licenses: Universal EPA Sec. 608 certification, Certified Pool Operator, HVAC/Boiler
Other Requirements:
Able to demonstrate hands-on knowledge of electrical, plumbing, HVAC and carpentry.
Must have a flexible schedule as schedules are determined based on the needs of the business.
