Job Title: Specialty Services Maintenance Technician
Reports To: Specialty Services Director
Summary: The Specialty Services Maintenance Technician is responsible for overseeing all installation, repair, and upkeep operations, and assisting the Director in the execution of all maintenance and engineering activities for all commercial activities and facilities in HarborWalk Village.

Essential Duties and Responsibilities
- Perform routine maintenance around the buildings such as fixing structural damage. Example: window, door, or wall repair.
- Repair broken or leaking plumbing to avoid water damage and restore full us of water fixtures.
- Work on damaged electrical wiring when a shortage or severed wire occurs.
- Maintain the buildings' HVAC equipment to keep climate control in the facility functioning properly.
- Apply preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof.
- Fix potential safety hazards to avoid injuries.
- Paint when old paint has become faded or chipped.
- Monitor equipment and parts inventory. Work with administrator and dispatch on placing needed orders.
- Assist and repair and installation activities.
- Maintain cleanliness, organization, and readiness of all shop space.
- Inspect and maintain all maintenance equipment (ladders, cleaning equipment, golf carts, power tools, compressors, etc.)
- Maintain HarborWalk Village lighting.
- Assist other maintenance staff with the execution of work orders as needed.
- Execute general physical tasks as directed by Director of Specialty Service Department.
- Other duties as assigned.

Education and Experience Requirements
- High school diploma or GED
- Plumbing, electrical, and HVAC experience desirable but not necessary. 2-3 years of maintenance technician/mechanical experience required; bachelor’s degree in a related field preferred; forklift experience/operator certificate preferred.
Knowledge, Skill, and Ability Requirements
- Attention to detail and an ability to ensure cleanliness.
- Must display confidence in the safe operation of heavy equipment.
- Excellent communication skills with a demonstrated ability to interact with guests and coworkers harmoniously. Customer service must be a priority.
- Ability to handle multiple operational demands with a high degree of professionalism, operating often with time-sensitive deadlines.
- Competent in the use of computers and a willingness to work in the work order system daily.
- Solid knowledge of Occupational Safety and Health Administration (OSHA) compliant workplace safety practices
- Must be proficient in the use of small hand tools and battery powered drills, sanders, and grinders
- Must possess the ability to evaluate and correct a myriad of maintenance issues to include electrical, plumbing, lighting, HVAC, and hardware repairs
- Must be capable of working on ladders up to twelve feet in height
- Ability to work a flexible schedule including nights, weekends, and holidays

Other Qualifications
Availability Open and operational seven days a week. Employees are required to be available on workdays, nights, weekends, and holidays. Rotating shift work during the busy season
License Requirements Valid driver’s license that has been in effect for at least three years, with no major violations and no more than two minor violations in the past three years.
