Position Description:
Day-to-day maintenance of all common area buildings, irrigation, recreation areas, and common grounds. The Homeowners Association (HOA) Maintenance Supervisor is responsible for overseeing and coordinating all maintenance activities within the community. This position involves managing a team of maintenance personnel, ensuring the proper upkeep of common areas, facilities, and amenities, and implementing preventive maintenance programs. The Maintenance Supervisor reports to the HOA Community Association Manager. This job description is intended to convey information essential to understanding the scope of the position and is not an exhaustive list of skills, efforts, duties, responsibilities, or working conditions associated with it. Duties may be altered or assigned at the discretion of the HOA.
Essential Functions — May include but are not limited to the following:
1. Property Maintenance: Conduct regular inspections of common areas, facilities, and amenities to identify maintenance needs. Coordinate and perform routine maintenance tasks, including landscaping, irrigation, and building upkeep. Oversee repairs and improvements to community infrastructure.
2. Prepare weekly maintenance schedules and allocate work.
3. Supervision and Leadership: Lead and supervise a team of maintenance personnel. Provide guidance, training, and performance feedback to maintain a skilled and motivated workforce. Schedule and coordinate daily tasks and projects for the maintenance team.
4. Equipment and Inventory Management: Maintain an inventory of tools, equipment, and supplies needed for maintenance activities. Coordinate the purchase and replacement of tools and equipment as necessary. Ensure that all equipment is properly maintained and in good working condition.
5. Ensure adherence to quality standards and health and safety regulations.
6. Irrigation-check for leaks, broken heads, wet spots, broken pipes and make repairs
7. Plumbing-inspect pipes, valves, water heaters and drains for leaks and damage
8. Painting or Pressure washing as needed
9. Basic carpentry and basic electrical skills
10. Road maintenance-small patching and striping
11. Common area landscape repairs and clean-up
12. Maintain Arbors and Villas weekly
13. Contractor and Vendor Management: Collaborate with contractors and vendors for specialized maintenance projects. Obtain quotes and oversee the work of external service providers.
Maintain positive relationships with contractors to ensure timely and high-quality services.
14. Communication: Communicate regularly with residents regarding maintenance activities and schedules. Collaborate with other HOA departments to ensure effective communication and coordination of efforts. Address resident inquiries and concerns related to maintenance promptly and professionally.

Requirements
Physical Demands and Working Environment:
Work is performed indoors and outside. Outside work requires exposure to varying weather conditions, noise, traffic, fumes, exposure to moving equipment and occasional exposure to toxic or caustic chemicals, exposure to wet / humid conditions and occasionally working in confined spaces.
Work requires frequent standing, walking, bending, crouching, climbing, reaching, grasping and lifting and/or moving objects weighing up to 50 pounds. Employees are required to be on-call for after hour duty on a scheduled, rotating basis. Employees are required to use all safety equipment as issued.
Minimum Qualifications — Education, Training, and Experience Guidelines:
High school diploma or equivalent; relevant certifications or trade qualifications preferred.
Proven experience in property maintenance, with at least 3-5 years in a supervisory role.
Strong leadership and team management skills.
Knowledge of landscaping, irrigation, building systems, and general property maintenance.
Familiarity with budgeting and cost control principles.
Excellent communication and interpersonal skills.
Ability to prioritize and manage multiple tasks efficiently.
Knowledge of relevant safety regulations and best practices.
Should have knowledge of:
Irrigation, Plumbing and Basic understanding of Electrical
Building repairs -interior and exterior
Machinery-including but not limited to electrical tools, pumps, heaters, and golf carts
Safe use of pesticides
Occupational hazards and standard safety practices and procedures
Additional Skills:
Troubleshoot problems and report to supervisor
Effective communication skills
Team Player-work effectively with management, co-workers, and community residents
Self-Starter-able to work independently and complete assignments without direct supervision.
License or Certification Requirements:
Valid Florida driver’s license
Clean driving record with no accidents or traffic violations
Salary : $48,000 - $52,000
