This role involves daily, weekly, monthly, quarterly, and semi-annual tasks to maintain the property's appearance and functionality.
Key Responsibilities
Daily Tasks:
- Pickup loose debris on the property.
- Review and prioritize work orders.
- Clean trash rooms and document potential problems.
- Verify lobby doors lock properly.
- Inspect roadway drain grates and roofs for obstructions.
- Check booster pump system equipment.
- Address residents' concerns.
- Empty dog stations and verify bag availability.
- Support Architectural Review Committee (ARC) implementations.
- Check hot water heaters and inspect walkways.
- Inspect elevator rooms for debris and deficiencies.
- Inspect exercise equipment and sauna.
- Verify cleaning and maintenance services on-site.
- Hose pool decks and inspect pool/spa heaters.
- Verify water fountains are operational.
- Confirm Fire Pump Station operation.
- Check fences, gates, and safety signage.
- Inspect mechanical, electrical, and elevator rooms.
- Inspect restroom facilities and outdoor parking garage.
- Walk property with a Board member and note items to correct.
- Replace HVAC filters and clean drain lines.
- Sweep and clean brick paver surfaces.
- Inspect pool/spa area lighting timers.
- Inspect tennis/basketball court surfaces.
- Verify elevator maintenance.
- Inspect stairwell light fixtures and lifesaving equipment.
- Test emergency bell in the elevator.
- Inspect light fixtures, poles, and property signage.
- Inspect property entry gates and parking garage surfaces.
- Lubricate main garage doors and clean pool furniture.
- Check AC filters and drain lines.
- Verify roofers on-site.
- Inspect stucco surfaces, roof systems, and painted surfaces.
- Inspect dryer exhaust vents and metal exterior doors.
- Inspect residence walkways, walls, stairwell lighting, railings, windowsills, and garage door systems.
- Pressure wash brick paver areas.
- Inspect caulking and weather sealant systems.
- Perform entry reader inspection.
- Lubricate entry gate openers and lift arms.
- Inspect various building surfaces and mailboxes.
- Review and update preventative maintenance schedules.
- Coordinate fire extinguisher servicing and HVAC contractor inspections.
- Coordinate sprinkler system recertification.
- Clean and repair garage screens/louvres and ventilation fan systems.
Qualifications:
- High school diploma or equivalent.
- Experience in property maintenance or a related field.
- Strong attention to detail and problem-solving skills.
- Ability to work independently and as part of a team.
- Good communication skills.
- Ability to lift heavy objects (up to 50 LBS) and perform physical labor.
- Comfortable working in various weather conditions.
- Possibility of working nights and Weekends for on call emergencies.
