General Statement of Duties:
To manage all aspects of maintenance operations and staff, ensuring an efficient, comfortable, safe environment and welcoming grounds, facility, and parks. Maintain central supply of maintenance material; to prepare and maintain records and reports; and to perform related work as required. To apply time performing corrective and preventative maintenance services on all Lenawee County buildings, grounds, facilities and parks.
Supervision Received: Work is performed under the general direction of the County Administrator or designee.
Supervision Exercised: Supervision is exercised over maintenance and custodial staff, and vendors assigned to assist.
Essential Duties and Responsibilities: An employee in this class may be called upon to do any or all of the following: These examples do not include all of the tasks which an employee may be expected to perform.
- Organize and supervise the work of a group of maintenance employees engaged in maintenance of a group of county buildings.
- Prepare work schedules and inspect work in progress and upon completion.
- Prepare and maintain work, supply, and time records, and other reports.
- Order, maintain, and issue maintenance supplies.
- Supervise building maintenance and repair work involving painting, plumbing, carpentry, locksmithing and other services.
- Maintain heating and air condition systems, including computerized energy management system.
- Supervise the operation of power tools and equipment, including various hand tools and power-driven equipment.
- Assist in training personnel.
- Plan, design, and write specifications for new installations, remodeling and repair projects.
- Contact and overs contractors regarding major repair and maintenance work.
- Plan a preventative maintenance program.
- Inspect facilities environment, safety, climate, and appearance.
- Develop and manage the budget for the capital improvement plan for all operational buildings, grounds, and facilities; assist and advise other department heads on potential capital improvement projects.
- Review accounts payable, payroll, paid leave, and other budget related matters.
- Perform related work as required.
Desirable Education, Experience and/or Qualifications: An employee in this class, upon appointment should have the equivalent of the following training, qualifications and/or experience.
- Graduation from an accredited high school or GED equivalent, supplemented by technical training on one of more of the skilled trades.
- Five (5) years of progressively responsible experience in building maintenance, repair, custodial, or related work.
- Preferred Associates in business or facilities management.
- Computer skills are necessary to effectively utilize word processing, spreadsheet and accounting software systems and the ability to be trained on a specific software program.
- Experienced or knowledge of computerized energy management systems.
- Considerable knowledge of general building maintenance techniques.
- Considerable knowledge of the operation and maintenance requirements of low-pressure boilers, heating and air condition systems.
- Considerable knowledge of power-driven equipment and supplies used in maintenance activities.
- Reasonable knowledge in one or more of the skilled trades.
- Ability to plan, organize, and supervise the work of a group of employees.
- Ability to prepare and maintain accurate records of work performed and of supplies on hand.
- Ability to understand and interpret oral and written instructions.
- Ability to take initiative and be resourceful in solving problems.
- Ability to work effectively with other officials, employees & the general public.
Working Conditions and Physical Abilities:
· Must be able to work indoors and in all types of outdoor weather.
- Must be in good physical health and with the ability to lift, balance, and transport 60 pounds.
- Must be able to see and notice the needs of others.
- Mobility, including the ability to climb ladders, bend or crawl into awkward spaces.
- Hear sounds and recognize the difference between them.
- Use fingers to grasp, move, or assemble very small objects.
- Coordinate movement of several parts of the body, such as arms and legs, while the body is moving.
