Estimator
To support our continued growth, we are seeking an experienced Estimator to join our team. This role will involve preparing complete estimates for assigned projects of varying size and complexity.
As an Estimator at LSF, you will:
- Review solicitation documents, including specifications and drawings, to determine the project scope and estimate requirements.
- Prepare detailed estimates and competitive bids.
- Support project setup and purchasing by assisting with contract execution.
- Develop and manage buyout sheets, job cost breakdowns, and labor reports for project cost control.
- Establish and maintain strong relationships with subcontractors and suppliers.

Duties and Responsibilities
- Estimating and Preparation of Bids
- Review solicitation documents including specifications, drawings, etc. to determine scope of work and required contents of estimate.
- Coordinate attendance or attend pre-bid meetings and site visits (including for key subcontractors) as required.
- Coordinate and assign supplemental proposal requirements.
- Bid coverage
- Solicit appropriate subcontractors and material suppliers to ensure suitable coverage
- Coordinate supplemental coverage support with Bid Coordinator.
- Submit bid RFIs that provide clarity and eliminate risk.
- Review and disseminate bid RFI responses and addenda.
- Prepare worksheet takeoff of scope of work for self-performance.
- Receive & Analyze subcontractor bid proposals.
- Bid tabulation and submission to submit a complete, responsive proposal in accordance with bid requirements.
- Project Set Up and Purchasing
- Internal Administrative Set-Up for assigned projects.
- Support Execution of Owner Contract.
- Complete Project Walk Through with assigned project team and other key LSF.
- Purchasing
- Create and Manage Buyout Sheet – develop priority order and trade assignments at initial buyout meeting for complete buyout to support operational needs.
- For assigned trades, descope Subcontractor proposals and manage Subcontract awards.
- Support the Bid Coordinator in generating buyout book for records.
- Project Cost Control
- Create Job Cost Breakdown and Labor Report.
- Generate Schedule of Values for pay applications.
- Invoice review and approval as assigned.
- Change Order support as assigned.
- Project Development
- Establish and maintain new and existing subcontractor relationships.
- Establish and maintain new and existing client relationships.
- Possess an understanding of LSF’s regional construction market, relative to opportunities, competitors, as well as subcontractors and vendors.
Required Skills
- Five-Ten (5-10) years of relevant commercial construction experience
- Excellent negotiation skills, specific to construction subcontracts and purchase orders.
- Capability to work effectively in a team-oriented work culture.
- Solid written and verbal communication skills.
- Excellent planning and organization skills.
- Proven ability to analyze subcontractor and supplier proposals for scope and cost.
- Ability to interpret and analyze civil drawings and specifications.
- Strong understanding of construction processes, materials, and building systems.Additional Desired Skills
- Structural estimating experience with a focus on concrete.
- Established knowledge of and relationships within the Central Pennsylvania construction marketplace.
- Proficiency with digital takeoffs and database centered estimating software.
