We are growing substantially and searching for a seasoned project manager for our negotiated work to join and support our growth. The ideal candidates will be able to effectively manage negotiated commercial construction projects of $10 to $40 million, and work independently with, and help lead the construction project team. Most importantly our project managers represent LSF to continue to support our reputation of being the desired construction company in our region.
This Project Manager (Negotiated) will oversee multiple construction projects, or single projects of a significant size, ensuring coordination and integration of activities across external parties such as architects, construction managers, subcontractors, and the company's internal functions, while developing productive business relationships with a focus on team development.
Wages are based on experience.
POSITION RESPONSIBILITIES & DUTIES:
- Establish and maintain positive effective relationships with clients, design teams, and other project stakeholders.
- Prepare polished professional documents in a variety of formats.
- Descope subcontractor proposals and award Subcontracts as assigned.
- Prepare initial project schedules in P6 format, and update on established intervals.
- Continually monitor schedule outcomes and take corrective action as necessary.
- Depending on the project, either fully administer project documents or manage them via a Project Engineer.
- Continually track and optimize project cost performance, including Change Orders and Pay Applications.
POSITION QUALIFICATION & SKILLS:
- Successful completion of a four-year degree in engineering, construction management, or business.
- 5-7 years of relevant construction experience, including past leadership.
- Capable to effectively lead and develop a team. Builds strong business relationships through client service.
- Superior problem-solving skills together with the ability to confidently and decisively make recommendations for action, gain approval as required, and take action as necessary.
- High energy level, high standards of excellence, high integrity and work ethic.
- Proficient in Microsoft Office, P6, Procore, and Bluebeam.
- Demonstrated success managing commercial construction projects, $5M and above.
- Sales through service mindset to ensure an excellent client experience.
- Experience with negotiated GMP projects is preferred.
- Must be comfortable using Outlook, Excel, Word, and Primavera. Preference will be given to candidates who are proficient with Procore.
- Ideal candidates will also have and established knowledge of and relationships within the Central Pennsylvania construction marketplace.
