PRIMARY RESPONSIBILITIES: Maintenance Skills

  • This position is an entry level to mid-level position with compensation increased as skillset and experience continues.
  • Capable of repair and installation of electrical fixture including lighting and exhaust fans.
  • Responsible for maintenance of common areas, including, but not limited to stair treads repair and replacement, cove base repair and installation, and baseboard repair and installation.
  • Able to complete plumbing such as repair and replacing toilets, installation of sinks and vanities, unclogging drains, replacement of shower heads, minor repairs to garbage disposals, etc.
  • Basic knowledge of carpentry work including cabinet installation, hardware replacement, door replacement and adjustment.
  • Capable in appliance minor repairs and replacements. Minor repairs defined as relighting of pilots, installation of stovetop electrical elements, replacement of trim pieces, troubleshooting of dishwashers and washer and dryers.
  • HVAC expertise to include at a minimum, filter replacement, thermostat replacement and programming, relighting of pilots.
  • Participates in timely completion of all monthly scheduled preventative maintenance at the property.
  • See that all necessary safety inspections, processes and procedures are followed including lockout tag out procedures and MSDS sheet collection.
  • Responsible for inventory control and communication on parts used for the day.
  • Required to inspect the property on a regular basis to see everything is in good working order, all inspections are completed, and our curb appeal is at expected levels.
  • Able to complete service requests from residents in all aspects of maintenance including HVAC requests.

PRIMARY SKILLS: Maintenance

  • Must have exemplary communication skills verbally and in writing with customers, employees, and vendors.
  • Strong customer service skills are required including handling difficult customers.
  • Significant problem solving abilities needed including diagnosing, formulating, and managing all aspects of problem solving.
  • Capable of providing ongoing communication to the Maintenance Supervisor, Property Manager and other team members on all aspects of maintenance for strong coordination with office personnel where needed.
  • This position is required to have on-call responsibilities on a scheduled rotation where you are required to complete service requests and report to after hour emergencies.
  • You will be required to report and participate in snow removal activities regardless of the time of day depending on weather conditions and schedules set by the Maintenance Supervisor or Property Manager.
  • Regardless of whether it is during a scheduled on-call rotation, you are required to report to catastrophic emergencies within your property and the portfolio as assigned.

QUALIFICATIONS:

  • Preferably at least 1 year experience in Residential Property Maintenance or a related field.
  • Basic overall knowledge of all aspects of property maintenance.
  • Strong verbal and written communication.
  • Ability to thrive in a collaborative, team environment.
  • Proactive; self-starter.
  • Analytical
  • Results-driven
  • Ability to multi-task and work well under pressure.
  • Strong attention to detail.
  • Excellent attendance skills are required of this position.

EDUCATION:

  • CFC certifications preferred but not required.

WORK ENVIRONMENT:

This job operates in a professional office environment with regular work in an outdoor environment. This role routinely uses standard office equipment such as computers, phones, copiers, filing cabinets and fax machines. There is exposure to all types of weather conditions when managing daily work functions of the department.

PHYSICAL DEMANDS:

This job requires you to stoop, bend, and lift regularly throughout the work day. This role can involve the use of ladders, doing work on exteriors of buildings including roofs. You need to be able to lift up to 50 pounds.

  • Salary Range $53,000 - $62,000 based on experience. HVAC/CFC Universal Certification preferred.
