Title: Maintenance Manager
Pay: $36.00 to $41.00 per hour

On-site position in an office an on-site at the property locations throughout the Twin Cities

In this role, you will be responsible for leading the maintenance team in property repairs and on-going preventative maintenance to include the following:
- Hire, onboard and continuously train maintenance department team
- Organize and oversee the schedules and work orders of maintenance team
- Timecard and resource allocation across various portfolios
- Budget management
- Conduct annual performance evaluations and ongoing performance coaching for the maintenance team
- Discipline and terminate employees as needed and in accordance with company policy
- Management of Tech's certifications and adherence to site specific inspection and compliance requirements
- Oversee the day-to-day operations and work orders of the maintenance department
- Ensure all work orders are responded to within 24 hours
- Create, maintain, and execute on call schedule and coordinate vacancy coverage as needed
- Ensure Maintenance team is following all company safety and operational procedures
- Collaborate with Property Managers on prioritizing work orders and preventative maintenance
- Schedule and conduct annual property inspections with Property Managers
- Oversee maintenance supplies and stock items to optimal levels
- Create preventative maintenance schedule for all properties
- Assess building systems to plan work assignments and project schedules
- Develop maintenance procedures and schedules
- Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders
- Ensure maintenance and repair work is completed correctly and in a timely manner
- Assist with departmental budget estimates and costs of specific repair projects
- Work with vendors to bid large projects within monthly budgeted guidelines
- Assist in supporting Caretakers with supplies
Required Skills/Abilities:
- Excellent employee management and supervisory skills
- Extensive knowledge of building systems such as plumbing, electrical, and HVAC
- Ability to perform maintenance repairs as needed
- Excellent analytical and problem-solving skills
- Ability to identify issues and determine repairs that are needed
- Ability to plan maintenance schedules
- Proficient with Microsoft Office Suite or similar software
- Proven ability to work well across functions
Education and Experience:
- High school diploma or equivalent
- Minimum of 7 years maintenance experience
Physical Requirements:
- Must be able to move throughout properties to diagnose building issues and plan repairs or maintenance
- Must be able to drive to properties in personal vehicle
- Must be physically able to perform repairs when needed
- Prolonged periods sitting at a desk and working on a computer
- Must be able to lift 50 pounds at a time
