About the Position: We are seeking a highly skilled and experienced full-time Construction Project Manager to oversee large-scale residential remodels and light commercial projects. The ideal candidate will play a pivotal role in ensuring that all projects are completed on time, within budget, and to the highest standards of quality. This role involves close collaboration with both our field and office teams, as well as our clients. The position requires a balanced presence between our Berkeley office and various job sites.
Key Responsibilities:
Project Planning:
- Develop comprehensive project plans, schedules, and budgets.
- Proactively identify potential challenges, risks, and conflicts, and develop effective solutions.
- Coordinate with our design team and other staff to obtain necessary permits and approvals.
Project Management:
- Serve as the primary point of contact for assigned construction projects.
- Coordinate and communicate with architecture, construction, and office staff, as well as clients, subcontractors, vendors, and other stakeholders.
- Lead and motivate project teams, including staff, subcontractors, and suppliers, to ensure
- project success.
Project Execution:
- Oversee all project activities from pre-construction through closeout, ensuring adherence to timelines and budgets.
- Collaborate with subcontractors and suppliers to ensure timely delivery of services, materials, and equipment.
- Conduct regular site visits and inspections to monitor construction progress, quality, and compliance with building codes and project specifications.
- Manage contracts and maintain thorough records of all project-related activities.
Budget Management:
- Work closely with colleagues to develop and manage project scopes, estimates, and budgets.
- Monitor job progress and expenses to ensure projects remain on schedule and within budget.
- Review and approve subcontractor and supplier invoices, ensuring accuracy and adherence to budgetary constraints.
- Identify and implement cost-saving measures without compromising quality or client satisfaction.
Quality Control:
- Ensure compliance with all quality standards, building codes, and design specifications.
- Conduct regular job site inspections to identify and resolve any issues promptly.
- Implement corrective actions and quality improvement initiatives as necessary.
Qualifications:
- 3 years of experience managing construction projects, particularly residential.
- Strong knowledge of single-family residential construction, including scheduling and cost estimation.
- Excellent organizational, communication, and leadership skills.
- Proficiency in reading architectural drawings and using construction management software (e.g., Excel, ProEst, Procore).
- Fluency in Spanish is a plus.
- Bachelor's degree preferred or equivalent experience.
- Clean driving record and ability to lift 50 lbs as needed.
Compensation: Starting at $60/hour and up, depending on skills and experience.
