POSITION SUMMARY
The Leasing Specialist plays a critical role in managing the leasing process, tenant occupancy, and ensuring compliance with applicable laws and policies related to multi-family housing units. This individual is responsible for maintaining and overseeing tenant files, coordinating lease agreements, and ensuring that all units are occupied in accordance with LHA policies and procedures. The Leasing Specialist also serves as a key point of contact for tenants and applicants, ensuring a smooth and efficient leasing process while adhering to federal, state, and local housing regulations.
Duties
- Assist in the preparation and execution of lease agreements for tenants in public housing, market rate, and affordable housing programs
- Ensure all leases are compliant with local, state, and federal laws, as well as LHA’s policies
- Maintain accurate and up-to-date tenant records, including lease renewals and occupancy updates
- Ensure that vacant units are leased quickly and efficiently to minimize vacancy periods
- Conduct tenant eligibility determinations and lease reviews
- Review and process rental applications, ensuring all necessary documentation is collected and verified
- Determine tenant eligibility based on established criteria such as income, household size, and other factors in line with LHA policies and funding sources
- Ensure compliance with all applicable housing laws, including HUD regulations, Fair Housing Act, and other local, state, and federal housing rules
- Prepare and submit reports on leasing activity, occupancy levels, and other relevant data as required by management and regulatory agencies
- Perform regular audits of tenant files to ensure proper documentation and adherence to regulations
- Work closely with the Property Management and Maintenance teams to ensure units are ready for new tenants and that any issues are addressed promptly
- Coordinate with social service agencies, landlords, and other partners to facilitate tenant placement
- Communicate clearly and effectively with applicants, tenants, and staff about lease terms, policies, and available housing
- Show vacant apartments to prospective tenants, providing detailed information about the unit and the application process
- Actively and consistently market available units, maintain an updated waitlist, and ensure compliance with housing regulations by staying up to date on all regulatory changes
Knowledge, Skills, and Abilities
- A passion for serving and empowering marginalized, socio-economic, diverse people groups
- Bachelor’s Degree is preferred but not required
- 1-2 years’ experience full-time or equated professional experience in case management, community organizing, or community health programs, or other applicable field
- Affordable housing compliance experience is a plus
- Good conflict management skills
- Ability to work collaboratively with others
- Competency in MS Office and relevant databases and software
- Customer focus and experience working with marginalized populations
- Excellent listening skills and ability to convey empathy
- Must have reliable transportation
- Ability to work independently and manage time
